Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. SITE PLAN:

1. Location of sewer line on site and plumbing plan do not match, clarify.

FOUNDATION PLANS:

1. Show the minimum 12" footing depth below undisturbed soil, R403.1.4.

FLOOR PLANS:

1. Show entire floor plan labeling all rooms and spaces, R106.1.1. Include dimensions and show all doors, windows, fixtures and appliances in the construction area.
2. Show compliance with R303.1 providing natural light into habitable rooms (8%).
3. Show compliance with R303.1 providing natural ventilation into the central room (4%), or approved mechanical ventilation, or open to an adjoining room per R303.2.
4. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 21", R307.1 & UPC 407.6.
5. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1.
6. Provide ½" gypsum board (garage side) on all walls common to the garage and house in compliance with R309.2.
7. Show the garage floor direction of slope, R309.3.

STRUCTURAL PLANS:

1. At cross sections, GYP.board is shown not attached to joist, provide detail of support.


MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2006 IRC chapters 12 - 24.
2. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended).
3. Mechanical draft vent systems shall terminate at least 3' above forced air inlets located within 10', G2427.8.

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2006 IRC chapters 33 - 42.
2. .
3. Show locations of smoke alarm, R313. Note that all smoke alarms must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke alarms, R313.2.
4. Smoke alarms are required outside each separate sleeping area, R313.2.
5. Approval of a new Overhead service requires field verification. Specify location on site plan, if existing. .
6. Exterior outlets shall be GFCI protected E3802.3.
7. Note that combination type arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.12.
8. Indicate the location of all disconnect switches for air handling equipment, E4001.5.
9. Note that only approved outlet boxes may be used for ceiling fans, E4001.6.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
3. Include all exterior fixtures on the property in the outdoor lighting calculations (OLC 3.1.2).
4. The product sheet provided shows an unshielded fixture (Fixture "A"). Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. The existing Fixtures "B" appear to have exceeded the unshielded lumen limit; therefore the new fixture must be of the full cut-off FCO style. Select an appropriate fixture and label the new fixture as Full Cut-Off on the Electrical Plan.
5. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits. INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2.
2. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. If using RES check for compliance select the Energy Code: "Pima, AZ: 2006 IECC <4,000 ft".
3. Tucson is in climate zone 2B. The simplified prescribed energy values for ceilings is R=30, N1102.1. The building thermal envelope shall be durably sealed to limit infiltration, N1102.4. Show a continuous thermal envelope without an air gap between layers vented to the exterior, or provide a RES check report showing an assembly compliance with R-25 batt ceiling insulation and R-19 batt with R-4 sheathing wall insulation & U-0.75 window
4. Provide a note requiring the insulation certificate shall be posted in the electrical distribution panel before final inspection, N1101.8.
5. Show the simplified prescribed energy value for above grade floors as R=13, N1102.1.
6. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value.
