08/19/2008 | JASON GREEN | ENGINEERING | REVIEW | Denied | DATE: August 20, 2008 SUBJECT: 6850 S Brosius Site Plan- 4th Engineering Review TO: Rick Engineering Company ATTN: Dan Castro LOCATION: T15S R14E Sec16, Ward 5 REVIEWERS: Jason Green, CFM ACTIVITY: T08CM00528 (Site Plan) SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised site plan (T08CM00528), Drainage Report (Rick Engineering Company, 14FEB08 revised 01MAY08), and the Supplement No. 2 (GEC, 12AUG08) to the Geotechnical Exploration Report (GEC, 08APR08) for the above referenced property. Engineering Division does not recommend approval of the site plan application at this time. The Drainage Report was reviewed for site plan purposes only. The following items need to be addressed: SITE PLAN COMMENTS: 1) Complied. 2) Complied. Email received from Lance Peterson, P.E. Engineering Project Manager Streets and Traffic Maintenance stating approval of materials within the right-of-way. 3) Complied. 4) Complied. 5) Complied. 6) Complied. 7) DS Sec.2-02.2.1.A.16: Revise the site plan to label and dimension all drainage infrastructures per the submitted Drainage Report. Verify that all drainage improvements that are within the Drainage Report are clearly labeled with details and dimensions on the revised site plan. Specifically: a) Complied. b) Revise Sheet 3 of the site plan to clearly label the 15-foot curb opening (provide keynote for the associated detail) for the 15-foot access ramp into Basin 1P. Provide the minimum 15-foot width dimension for the access point and provide a reference to a Standard Detail (SD) for Public Improvements (SD 209 and 210). If a SD is to be modified (SD210) then a separate detail must be provided in plan view to show that the transition from vertical curb to wedge curb and then from wedge curb to the required Handicap Access Ramp is constructible with the site layout. Per SD 210 the transition length required for vertical curb to wedge curb is 10-feet, the site plan if scaled only shows a 2.5-3-foot transition. c) Complied. d) Complied. e) Revise the Site Plan to clearly label the proposed storm water grates and catch basins that are proposed within the vehicular use area on the west side of Building #2. This comment was not fully addressed. The storm water grates and catch basins are shown in plan view however they are not labeled with a keynote or with a Standard Detail reference. All drainage infrastructures must me clearly labeled in plan view or with a detail to assure site layout dimensions. 8) Complied: a) Complied. b) Complied 9) Complied. 10) Complied. 11) Complied. 12) Complied. 13) Complied. 14) Complied. 15) Restated: Review and approval from TDOT Permits and Codes for all improvements within the public right-of-way will be required.
