COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1) This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance.

2) This comment was not fully addressed. The detail must include; materials for lighting, and a fully dimensioned layout. Review D.S. 2-09.5 and provide all required dimensions on a plan view. Remove the reference to "POLE" from keynote 16. D.S. 2-02.A.2.1.9 Provide a Class 2 off-street bicycle parking detail; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required. Review revised D.S. 2-09 as a Pole bicycle rack is no longer acceptable.

3) In your response to zoning comments 12 & 14 you reference "SITE PLAN NOTE #7". Zoning was not able to find "SITE PLAN NOTE #7", please clarify.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the site plan (T08CM00497) for the above referenced property. Engineering Division does not recommend approval of the site plan application at this time. The following items need to be addressed:

SITE PLAN COMMENTS: Engineering Division has reviewed this project for conformance with the Development Standards (DS) and Land Use Code (LUC). More specifically DS Sec.2-02, 3-05, 6-01, and Chapter 25 of the Tucson Code.

1) DS Sec.2-02.2.1.A.12: Revise the site plan to show the location of all proposed scuppers under the sidewalk. Keynote #20 needs to be shown at all scupper locations.
2) DS Sec.2-02.2.1.A.12: Keynote #2 labels the sidewalk as 4-feet unless otherwise noted (sidewalk along the street frontage), however a reference to a Standard Public Improvement Detail for the sidewalk construction is required.
3) DS Sec.2-01.2.1.A.23: Provide the Bench Mark based on City of Tucson Datum, including City Field Book and Page number for the topographic contours that are shown.
4) Refer to comments from Ron Brown, RA Structural Plans Examiner for all ANSI Standard requirements that apply to this project.
5) Review and approval from TDOT Permits and Codes for all improvements within the public right-of-way will be required. A right-of-way use permit application will be required prior to construction. Refer to the following links for TDOT Forms and applications:
