This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. FLOOR PLANS: 1. Show removal of existing kitchen sink and appliance receptacles, R106.1.1. A dwelling unit may have only one full kitchen. Label the new usage of the existing Kitchen area and show changes to plumbing and electrical. 2. Show under-floor space ventilation. Openings shall be not less than 1 SF for each 150 SF of area, R408.2. Show the location of a minimum 18"X24" access to under floor space that exceeds 30SF, R408.4. SECTIONS - DETAILS: 1. Note the Glu-lam beams on the Roof Beam Schedule (sheet 5), R106.1.1. 2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 3. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. 4. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Note that upper space vents provide 50% to 80% of the required ventilating area when applying the reduced area calculation, or show a one perm rated vapor barrier installation. PLUMBING PLANS: 1. Provide a plumbing design using a single code, 2006 UPC or 2006 IRC. The water fixture units are from the UPC, but the IRC is referenced. 2. Provide water hammer arresters for the refrigerator water connection, UPC 609.10. IRC P2903.5. Revise note #19. 3. Provide a fixture unit schedule (to include existing fixtures) for determining required service pipe size, UPC Tables 6-5 & 7-3. IRC P2903.6. Consider upgrading the supply pipe size to 1-1/4"and/or meter size to 1". The plan shows three bathrooms, but the supply fixture schedules only include two water closets. The IRC uses bathroom group counts for determining units. 4. Clarify the point of connection of the new hot and cold water lines to existing service pipes. The supply pipes must be evaluated for sufficient size for controlling excessive flow rates, UPC 610.3 or IRC P2903.6. 5. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). ELECTRICAL PLANS: 1. Provide an electrical riser diagram and panel schedule showing the same ampacity as also shown on the calculation, E3304.11. 2. Show a single panel schedule (existing and proposed) or show the location of each panel on the Electrical Plan with a feeder from the main to the sub-panel, E3501.6.2 & E3605.8. 3. Provide electrical load calculations using the square footages shown on Sheets 1&3 for determining the service panel size, E3502.2. 4. Designate the circuit number at the location of the exhaust fan with switch, E3603.5. 5. Note that two or more 2O AMP small appliance circuits shall be provided to serve kitchen countertop receptacle outlets; they may not serve fixed in place appliances (refrigerator and dishwasher), E3603.2 and E3801.3 through E3801.4.5. 6. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11. OUTDOOR LIGHTING CODE 1. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). 2. The unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2.
