TRANSMITTAL DATE: March 6, 2008

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion only.

2. D.S. 2-02.2.1.A.12 It is not clear where existing and proposed sidewalks start and stop. A handicapped ramp with truncated domes is required at the northeast end of the proposed addition so that the required pedestrian circulation/accessible route is maintained for the building to Auto Sprint Road.

3. D.S. 2-02.2.1.A.12 Provide a dimension for the sidewalk that appears to be shown along the north side of the proposed expansion. Per D.S. 3-05.2.2.B.1 the minimum width for this area is five (5) feet.

4. D.S. 2-02.2.1.A.12 Provide a dimension for the sidewalk that appears to be shown along the west side of the proposed expansion. Per D.S. 3-05.2.2.B.1 the minimum width for this area is five (5) feet.

5. D.S. 2-02.2.1.A.12 Provide a detail showing how what appears to be a handicapped access ramp, approximately centered on the proposed addition, will work? It does not appear that the slopes meet requirements for the east west running sidewalk.

6. D.S. 2-02.2.2.A.4 The vehicle parking space calculation is not correct. "NEW/USED CAR DISPLAY AND NEW CAR STORAGE" does not count as provided vehicle parking spaces. Based on the last approved site plan there were 150 provided customer vehicle parking spaces, this number should not change unless additional vehicle parking is proposed for the site.

7. D.S. 2-02.2.2.A.6 The building expansion calculation is not correct. Per LUC Sec 3.3.3.12.D building expansions are cumulative. Based on the last approved site plan the expansion was 5.6%. The proposed addition of 1515 sq. ft. would bring the cumulative expansion to 9.2%. It does appear that some of the building square footage, Service Island and Office additional are to be demolished, if this is the case there might be some credit to be calculated in the expansion calculation. Revise the expansion calculation. Additional comments maybe forth coming.

8. Additional comments may be forth coming depending on how each comment has been addressed.
