Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

1. Add the Porch to the Site Plan and remove the "No exterior changes" notation. Consider walking the revised plans through Zoning and Engineering before resubmitting for correction review.

FLOOR PLAN:

1. Show compliance with R310 providing egress from Bedroom #2 to meet the following minimum specifications (not compatible with 60x30SH).
1. Maximum sill height of 44".
2. Minimum net clear opening area of 5.7 SQ FT (5 SQ FT 1st floor).
3. Minimum net clear opening dimension of 24" height and 20" width.
2. Detail and specify stairway rise and run (min. 10" tread depth, 7 ¾" max. riser height, R311.5.3), landing width (R311.5.4) and handrail height (R311.5.6.1).
3. Correct the intermediate guardrail spacing from 6" to 4" (R312.2).

STRUCTURAL PLANS:

1. Show the Porch ledger fastner and spacing consistent with the load (tile weight), R301.1.
2. Show the lintel or header size for the Patio door opening in Bedroom #3, R301.1, Table 502.5(1) & (2) and R802.9.
3. Specify steel lintels to support imposed load (correct the 6' opening), R606.10:
1' to 4' 2-3 ½"x3 ½" x ¼"
4' to 7' 2-4" x 3 ½" x 5/16"

SECTIONS - DETAILS:

1. Clearly floor materials shown on the Wall Section sheet 1, R106.1.1 and R702.3. A framed floor with blocking does not require treated plates for a concrete slab.
2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. The Green Board notation on sheet 1 is not an acceptable option. Remove is notation.
3. Note and specify all roof slopes, R901.1.

ELECTRICAL PLANS:

1. Show circuits #15 & 17 with 12 gauge wire size, Table E3602.13.
2. Designate the correct circuit number on the plan and schedule for circuit #6 or 24 (Bathrooms), E3603.5.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75. Show the "U" factors of new windows and doors on the plans, N1101.2.
