Existing development on the site is subject to the zoning regulations in effect at the time the existing development received zoning approval per LUC 3.7.1.2.B 2. Landscape must be installed per the previously approved landscape plans. 3. A street landscape border per LUC 3.7.2.4, is an area running the full length of the street property line bounding the site except for points of ingress-egress. Landscape borders are required along all street frontages per approved plan. 4. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4. Provide equal amount of plants indicated on the approved plan for street frontages 5. Canopy trees must be provided for street landscape borders per LUC 3.7.2.4. Two trees are required for buffer along Columbia St. 6. A 30" continuous screen along Columbia St. for vehicle use area must be provided per LUC Table 3.7.2-I. Show the location and materials for all screening elements. 7. Whether or not required by this Division, screens along a street frontage must be located on the development side of the street landscape border so that they do not obstruct the view of the street landscape border from the street. 8. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1. 9.
