06/24/2008 HEATHER THRALL ZONING REVIEW Denied TO: Development Services Department, Plans Coordination Office

FROM: Heather Thrall, Senior Planner

PROJECT: T08CM00263, 665 N. Freeway, New Country Inn Hotel, 2nd Review

TRANSMITTAL DATE: June 24, 2008

COMMENTS: Please resubmit revised drawings and response letter addressing all Zoning Review comments OR email me for a counter appointment after all other divisions have completed review of this submittal.

1. Staff acknowledges a lot split - case S08-06, in process and approved by all DSD divisions. After legal descriptions recorded and new address obtained, return to zoning counter with 3 copies of all documents for zoning staff to finalize the split.

2. (Per last review) Per DS 2-02.2.1.7, regarding setbacks:
A) in street front setbacks notes section, add note "measured from back of future curb."
B) as hotel literally goes right up to electrical easement at west, provide building setback dimension -for records and inspections - from point of the building directly abutting electric easement (northern most cornice at west patio) to the west property line. This is to help ensure no part of the building encroaches into that electric easement.

3. Per DS 2-02.2.1.11, regarding PAALs
A) A cross ACCESS agreement is required between existing hotel and new hotel, as plan shows access to parking for existing Ramada Inn via travel across Country Inn site. Provide copy & note cross access agreement and recordation information on plan.

4. Per DS 2-02.2.1.12, regarding handicapped and pedestrian circulation:
A) I acknowledge your response regarding gates. As typical gate width is not dimensioned, give note "All pedestrian gates are of 4' width for pedestrian access ".
B) Response indicates a pedestrian connection provided to adjacent Ramada Inn, per DS 2-08.4.1. It is difficult to determine how connection accomplished to Ramada Inn pedestrian route. Appears on drawing the crosswalk just leads to parking. Does the crossing lead to an actual sidewalk serving the Ramada Inn? - please show.

5. Per DS 2-02.2.1.20, please provide docket and page for water easement.

6. Further review comments may be forthcoming, depending upon responses provided. I may be reached at Heather.Thrall@tucsonaz.gov or at 837-4951. IF YOU PREFER, I AM WILLING TO DO A FINAL REVIEW IN A MEETING. EMAIL ME FOR A TIME.
