This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Remove reference to the City of Phoenix from Electrical Note #1 sheet A-1.1. FLOOR PLANS: 1. Provide ½" gypsum board if not existing (garage side) on all walls common to the garage and house in compliance with R309.2 2. Change the Carport label to Garage. A carport is open on at least two sides, R309.4. 3. Correct he attic access location on the Plans or the Truss Layout for consistency. Attic access is required in a hallway or readily accessible space, R807.1. STRUCTURAL PLANS: 1. Clarify if the Garage is being enclosed at Keynote 28, sheet A-1. Show compliance with Brace Wall Panel requirements if s new garage door opening is being constructed, R602.10.5. Alternate braced wall panels would be required for this application, Figure R602.10.6.2. 2. Provide manufacturer's calculations and data for pre-engineered trusses consistent with the plans, R106.1. Truss calculations differ from the plans for roof slope and support points for truss A3 & A4, R802.10.2. 3. Show rafter to wall connection for 2:12 roof using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended) SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 2. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing when eave venting is used, R806.3. This may be accomplished w/ baffles. 3. Show location and method of flashing all wall and roof intersections, R903.2.1. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 2. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). 3. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Show compliance for all appliances. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2. 4. Flues connected to more than one appliance shall be not less than the area of the largest connector plus 50% of the additional connectors. Water heater typical - 3" flue. Furnace - 4" flue. See IRC section M1805.3. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area (Sitting Room), R313.2. 2. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 3. Designate the circuit number at the location of each equipment disconnect switch (AC condenser & water heater), E3603.5 & E4001.5. 4. Bathroom receptacles shall be on a separate 20 AMP circuit (#19) with no outlets at other locations, E3603.4. 5. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment (AC condenser), E3801.11. 6. At least one GFCI receptacle outlet shall be installed in the garage (shown as Carport) E3801.9 & E3802.2. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2. If using RES check for compliance select the Energy Code: "Pima, AZ: 2006 IECC <4,000 ft". 2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing (Bedroom #1). Identify the product that provides the intended value.
