PROJECT: T08CM00203
2801 and 2803 S. Coconino Vista
Site plan - fire damage and replace carport

TRANSMITTAL DATE: 2-11-08

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The minimum font size for all lettering is 12 pt. This is required for reproduction purposes. Revise.

2. The permit application is for 2801 S Coconino Vista, contact the permit counter and add 2803 S. Coconino Vista to the application.

3. Clearly indicate the wall heights of the proposed carport.

4. Clearly indicate the location of the vehicular use area on the plan.

5. Provide lot coverage percentage information on the site plan. (includes all structures and vehicular use areas divided by the square footage of the lot)

6. Provide the location of utility lines for water, gas, electric and sewer.

7. Indicate the zoning of the adjacent properties.

8. Clearly indicate the center line with a dimension of the 30' ½ right of way for Coconino Vista and label the street on the site plan. Coconino Vista has a 60' wide right of way and by research of the aerial photos it appears that the property lines are not located correctly. At the rear of the property, per the subdivision plat, is a 7'-6" utility easement. Buildings are not allowed to be built over an easement without permission from the affected utility companies. Clearly indicate on the site plan.

It appears that the property lines should be shifted towards the rear which would then locate the carport outside of the easement.

The indicated existing site wall does not appear to be the front property line. The wall appears to be built within the right of way. The wall must be removed or provide documentation from the real estate division of the City of Tucson approving the wall in the right of way.
9. By shifting the property lines to the rear the front porch does not appear to be able to meet the required setback of 20''or 1 ½ times the height of the structure, which ever is greater. The porch may be rebuilt in the same location if it was approved in its present location on a previous site plan. Provide a copy of the last approved site plan. If the front porch was never permitted or located incorrectly on the last approved site plan and the owner wants to maintain the porch as submitted on this set of plans then a Design Development Option (DDO) variance will be required.

02/28/2008 KEN VAN KARSEN BUILDING-RESIDENTIAL REVIEW Denied PLAN REVIEW COMMENTS T08CM00203

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html
