This project was reviewed for compliance with the Land Use Code (LUC) and Development Standards (DS). 2. Per LUC 2.2.4 and the last approved site plan for this property, the maximum allowed lot coverage is 50%. The church property development was at 49.99% - without the two sheds that have since been erected without plan approval or permits. Further, the proposed easement for the service to the equipment area, is a vehicular use area, which counts towards lot coverage, as defined by the LUC. The proposal would exceed 50%, and the site is already exceeding 50% with the two shed structures. The project requires a re-design for access to the equipment area without increasing lot coverage, and the sheds will require removal as well. 3. Until the above is addressed, and Planning affirms all other special exception requirements have been met, zoning will not be able to approve the proposal. 4.
