02/01/2008 Michael Wyneken PLANNING-CITY HALL REVIEW Denied The height to the top of the fiberglass chimney screen panel is shown on sheet C4 as being measured from the finished floor elevation. Special Exception condition #5 states the height is to be measured from the finished grade, which is the how height is measured per the Tucson Land Use Code. The condition was added to specifically alert the designer to this Code provision. The drawing must be revised to show the overall height of the chimney from the finshed grade. The chimney is close to maximum allowed height, so this is a critical point.

PROJECT: T08CM00186, 10355 E. 29th St.,
Cell Tower, new equip on existing church site, Site Review
1st Review

TRANSMITTAL DATE: February 13, 2008

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This project was reviewed for compliance with the Land Use Code (LUC) and Development Standards (DS).

2. Per LUC 2.2.4 and the last approved site plan for this property, the maximum allowed lot coverage is 50%. The church property development was at 49.99% - without the two sheds that have since been erected without plan approval or permits. Further, the proposed easement for the service to the equipment area, is a vehicular use area, which counts towards lot coverage, as defined by the LUC. The proposal would exceed 50%, and the site is already exceeding 50% with the two shed structures. The project requires a re-design for access to the equipment area without increasing lot coverage, and the sheds will require removal as well.

3. Until the above is addressed, and Planning affirms all other special exception requirements have been met, zoning will not be able to approve the proposal.

4. I may be reached at Heather.Thrall@tucsonaz.gov or at 520-837-4951.
