This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. D.S. 2-02.2.1.A.2 Provide a property description (legal description) on the plan. 3. D.S. 2-02.2.1.A.5 Please clarify the lot dimensions and bearings for the west property line. 4. D.S. 2-02.2.1.A.7 Provide a dimension for the required street setback. This dimension is based on LUC Section 3.2.6.5.A and measured from the property line. 5. D.S. 2-02.2.1.A.8 Fully dimension the parking layout, i.e. parking area access land (PAAL), back-up spur, etc. 6. D.S. 2-02.2.1.A.8 Per ICC/ANSI A117.1-2003 Section 502.5 Floor Surfaces show the maximum slopes allowed for the accessible vehicle parking space and access aisle on detail 2/C-1. 7. D.S. 2-02.2.1.A.8 Detail 3/C-1 ACCESSIBLE PARKING SIGN, the height dimension for the sign is not correct. This dimension should be 7'-0". 8. D.S. 2-02.2.1.A.11 Provide a dimension for the PAAL between the proposed sidewalk and the vehicle parking spaces. 9. D.S. 2-02.2.1.A.12 Detectable warnings (truncated domes) are required at the accessible access aisle and sidewalk area. See ICC/ANSI A117.1-2003 Section 406.13 for truncated dome requirements. 10. D.S. 2-02.2.1.A.12 Per D.S. 3-05.2.3C.1 some type of barrier is required to prevent vehicles from driving onto unimproved portions of the site. This said some type of barrier is required at the southeast end of the proposed parking areas back-up spur. 11. D.S. 2-02.2.1.A.13 If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards. 12. D.S. 2-02.2.1.A.19 Provided dimensions for the right-of-way (ROW). 13. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference. 14. D.S. 2-02.2.1.A.32 Zoning acknowledges the location proposed for the refuse container. Provide pavement for the access and maneuvering area for the refuse container. Per D.S. 3-05.2.3C.1 some type of barrier is required to prevent vehicles from driving onto unimproved portions of the site. This said show the required barriers on the plan. 18. D.S. 2-02.2.2.3 Provide the proposed Floor Area Ratio (FAR) on the plan. 19. D.S. 2-02.2.2.4 Under the "REQUIRED PARKING" the use of "office" should read "CONSTRUCTION SERVICES". 20. D.S. 2-02.2.2.4 The provided bicycle parking calculation in not correct. Per LUC Sec. 3.3.3.5 the minimum number of bicycle parking spaces is two (2). Revise the calculation to reflect "2 sp req'd." 21. This project is located within the Davis-Monthan Air Force Base Airport Hazard District. Provide a note on the plan stating "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE CRITERIA: LUC, SEC. 2.8.5 AIRPORT ENVIRONS ZONE (AEZ)". Also provide a building height as it relates to the Median Sea Level (MSL), see LUC Section 2.8.5.11. 22. Provide documentation that supports the future ROW shown on the plan. 23. Zoning acknowledges the proposed "FUTURE BLDG's" shown on the site. These proposed buildings will require site plan review. 24. Ensure all changes to the site plan are reflected on the landscape plan. 25. Additional comments may be forth coming depending on how each comment has been addressed.
