This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Accessible route, door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. FOUNDATION PLANS: 1. Provide a landing at the Master Bedroom exterior door. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3. 2. Show or note untreated exterior posts supported by a metal pedestal with 1" space above the floor (CBQ) Detail 2/S1.1, R319.1.4 exception 1. FLOOR PLANS: 1. Show tempered glass for the existing window at the Master tub, R308.4. STRUCTURAL PLANS: 1. Provide complete roof framing details for the Family Room "new height", R301.1. Specify ceiling joist if used, Table R802.4. SECTIONS - DETAILS: 1. Identify the thermostats shown as Key Note #19/A1.1. 2. Clarify the shelving and shower doors shown as Key Note #9/A2.1. 3. Specify attachment of stucco on Patio ceiling Section 5/A4.1. 4. Clarify the use of TJI joist shown on Detail 4A3.2. PLUMBING PLANS: 1. Note and specify all piping materials, IRC P2608. 2. Show the replaced or new water heater identified on Note #7/E1.1. ELECTRICAL PLANS: 1. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 2. Show the existing bathroom receptacles connected to a separate 20 AMP circuit with no outlets at other locations, E3603.4. 3. Show all receptacle outlet for the recirculating pump identified on Note #7. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the prescribed energy value for skylights as U=0.75, N1101.2. 2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value.
