Engineering Division does not recommend approval of the grading plan at this time. Please address the following review comments prior to the next submittal. The Grading Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal. Please include a response letter to the comments along with the corrected copies of the Grading Plan. Grading Plan: 1. List administrative address/site address on plans. Please verify that property address in correct on plans. Submitted plans indicate 3931 S Kolb Road but permit indicated 3901 S Kolb Road. There appear to be new addresses assigned. Use the appropriate addresses on plans. 2. Identify grading limits on grading plan and include symbol in legend. 3. Show cross section with transverse and longitudinal slopes. 4. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. 5. Call out surface paving material and provide appropriate details. 6. Curb and Gutter elevation include drainage flow with percent slope. 7. Revide handicap sign to reference City code not Pima County. 8. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 9. Show the 100-year flood peak discharges and depict floodplain limits on grading plan. 10. Call out all slopes and stabilization material (concrete, riprap, gabbions or vegetation). 11. Cut or fill slopes require a 2' minimum setback from property line. 12. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line). 13. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme. 14. Call out peak discharges entering and exiting the site. 15. Detention/Retention: " Match Drainage report. " Must match drainage report. " Inlet/Outlet structural details (Weir design). " Cross-sections and dimension. " Dimension basin and provide spot elevations. " Security barriers are required if ponding depth exceeds 2 feet, if slopes are greater than 4:1 and/or if pedestrian access is adjacent to basin. " Water surface elevations. " Peak discharge at basin's outlet. 16. Provide basin information on the grading plan. 17. Show details of all surface and subsurface drainage divices. A Storwater Pollution Prevention plan is required. Combination of lots makes the development greater than one acre of developed area. 18. Provide slope for handicap areas on grading plan. Maximum 2% slope. 19. Additional comments may be forthcoming. Drainage Report: 1. Please include a response letter to the comments along with the corrected copies of the drainage report. 2. Verift that the address on the cover of the draiage report is the correct address. Site appears to have multiple addresses. 3. Date the inside seal located on the Table of Contents. 4. Within introduction the existing 54-inch RPC pipe along the south property line is listed with pertinant information. However, information in regards drainage located along northern property line is not included. Please include along with pertenant informarion. 5. Within location map include section 32, sections corners within the map. Title block includes COT WARD __. These properties are located within WARD 4. 6. Predevelopment discharges include concentration point (EX-1) there should also be a discharge included for the dirt drainage channel located along the northern property line. This information should be presented throughout the report per determination. 7. Drainage Concept Plan (Existing Condition Map) is to include concentration points along with the discharges. 8. Drainage Concept Plan (Existing Condition Map) should have floodplain property delineated. Floodplain delineation does not fit the countours. 9. Drainage Concept Plan (Post Development Conditions) provide discharges at concentration points. Provide discharges for both drainageways - include discharges entering and extiting. 10. Provide geotechnical information for setbacks from building 2 to the retention basin and from the retention basin to the concrete bank protection. 11. Provide geotechnical information for setbacks from building 1 to the retention basin. 12. Hydraulic results provide a discussion for Basin 2 outlet design. There is no explination for Basin 1. Provide outlet design for Basin 1 - since all basins are required to have a bleed pipe. 13. Correct units from cf to cfs. 14. Add the basin(s) maintenance responsibility checklist to the drainage report. 15. Appendix B - Required Threshold Retention Volume is showing an area of 0.9. Per Mapguide the the area of all (4) parcels is in excess of one ace. Please clarify. 16. Revisions are need for further review. Please make necessary changes and submit for additional review. 17.
