Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. In addition, we could not verify that the grading plan was in compliance with the approved development plan for Zoning Review. Please submit two copies of the approved and stamped Development Plan, Landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved development plan. Additional comments may be forthcoming.

River Walk Grading Plan

1. The grading plan cannot be approved until the development plan (D08-0027) has been approved. Additional comments may be made once the development plan has been approved.
2. Show locations of trees and planting areas required for compliance with rezoning condition 17 and show how water harvesting in accomplished in these areas. Include a copy of the approved landscape plan
3. Revise detail A on sheet 2 so the dimensions and feature align correctly.
4. Section callout for 8/3 does not seem to match the features shown in the detail. Revise this callout location or revise the plan view so that the two views are consistent. Check all callouts to confirm that they are consistent.
5. Clearly identify the grading limits with its own symbol. Indicate the area to be graded in square feet.
6. Identify the features in the sidewalk on the north side of building B.

SWPPP Comments

7. Revise note 3 on Sheet 1 of the SWPPP to more accurately reflect the existing conditions of the project area.
8. Clearly identify the operator having operational control over plans and specifications and include a signed NOI for this operator.
9. Clearly identify the operator having operational control over day to day operations and submit a copy of the NOI for this operator.
10. Provide an inspection schedule that complies with the requirements of the general permit.
11. The general notes and SWPPP notes are very generic. Remove notes that don't apply to this project. Provide specific instruction for how instructions are to be carried out.
12. Include a complete site map meeting the requirements of the construction general permit.
13. The SWPPP doesn't meet the minimum requirements of the Construction General Permit. With the next submittal of the SWPPP include a completed copy of the SWPPP checklist from the ADEQ website. In the checklist, clearly indicate how the requirements have been met.
