SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised grading plan (T08BU01896) and Drainage Statement (Stanley Engineering & Drainage, Inc., 20OCT08) for the above referenced property. Engineering Division does not recommend approval of the grading plan application at this time. The following items still need to be addressed:

GRADING PLAN COMMENTS:

1) Restated: Provide a copy of the last approved Development Plan (D07-0049). The grading plan can not be approved until verification that all details, locations, dimensions, and plan profiles match the approved Development Plan. Provide a copy of the stamped approved Development Plan within the grading plan package. All items on the grading plan must match the Development Plan plus provide additional construction information on the grading plan sheets for construction purposes.

2) Complied.

3) Restated: Revise the grading plan to label (keynote #21) the wheel stop barriers shown in plan view.

4) Complied.

5) Restated: Revise the grading plan and the detail for the proposed corrugated metal pipes (CMPs) to meet the minimum requirements within the Drainage Statement. The following information is required:

b) Complied.

c) Clarify the slope for the bank protection proposed at the upstream end of the culverts. The detail provided only labels the downstream end; verify the upstream end with a label or note.

16) Restated: Approval from TDOT Permits and Codes for all improvements within the public right-of-way will be required. NEW COMMENTS:

18) Provide a General Note on Sheet 1 to state the parcel area (acres or square feet) along with the total area of disturbance. Verify if a Stormwater Pollution Prevention Plan is required due to the disturbance size and/or for the proposed construction within the mapped 100-year floodplain of the regulatory wash.

19) If the Arizona Pollutant Discharge Elimination System (AZPDES) permit is applicable to this project then a Stormwater Pollution Prevention Plan (SWPPP) and text addressing stormwater controls for all areas affected by construction activities related to this development will be required. GENERAL COMMENTS:

Please provide the last approved Development Plan, 2 copies of the revised grading plan and if applicable a SWPPP that addresses the comments provided above. Include both copies of the Drainage Statement for record keeping purposes.

TRANSMITTAL DATE: December 11, 2008

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved and stamped development plan. Please submit two copies of the approved and stamped development plan, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved and stamped site plan. Ensure that the grading plan matches the tentative plat/development plan. Additional comments may be forthcoming.
