Development Services Department Engineering Division recommends approval of the Grading Plan. GRADING PERMIT CONDITIONS: The following 17 conditions remain and apply for grading permit T08BU01642: 1) Call for DSD Engineering Inspection meetings. For a DSD Engineering Inspection, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 837-4888, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html 2) A copy of the approved Grading Plans, SWPPP and Permits shall be kept at the site at all times, until final grading approval. 3) For inspection purposes, post the "AZPDES - Posting Requirements" green sheet or NOI at construction entrances to the site at beginning of construction activities and maintain these posted documents throughout project construction. 4) Dust control methods such as water truck will be provided, as well as daily sweeping of the streets. 5) See the associated Stormwater Pollution Prevention Plan as a part of this grading permit. Interim erosion and sediment controls shall be updated, revised, and maintained throughout the life of the project per approved grading plans and SWPPP at disturbance limits. Temporary erosion/stormwater controls may be field adjusted with discussions with operators and engineer of record as necessary within disturbance limits for this project. 6) Grading limits shall provide the required 2-ft offset from north boundary limits. 7) Engineer of Record should be consulted for any revisions to the plans. Proposed revisions to the design must be discussed with a Civil Engineer at the City of Tucson Development Services Department Engineering Division, prior to any construction activity, to determine whether additional details, calculations, drainage report, or a revised grading plan is needed, or, whether changes may be provided on as-builts. All work completed without approval is subject to Stop Work Order. 8) If grading construction is expected to last longer than the expiration date of the grading permit, contact DSD to renew/extend the Grading Permit. If Final Grading Inspection has not been completed before the Grading Permit expires, and the permit has not been renewed, additional fees and reviews may be required. 9) Call for DSD Engineering special inspection of pump station installation inspection. 10) Contact Permits and Codes (837-6606) for any questions regarding City of Tucson right-of-way permit requirements. 11) Separate building permit applications are required for any walls. 12) All areas that are disturbed due to the construction activity for this project shall be stabilized. 13) Prior to requesting for release for CofO, final Grading Inspection approval by DSD Engineering is required. 14) Prior to request for final grading inspection approval, all permanent erosion control improvements shall be installed and accepted by DSD including rock / established revegetation for all disturbed areas if not improved as per approved plan. 15) The permitee shall notify the DSD when the grading operation is ready for final grading inspection. Final grading approval shall not be given until all work, including installation of all drainage improvements and their permanent protective devices, and all permanent erosion control measures have been completed in accordance with the approved grading plan and grading permit, and all conditions of permit are completed. 16) Prior to request for final inspection approval, any outstanding fees shall be paid. 17) Letters of certification from Engineer of Record for project substantial completion of project, and As-built Grading Plans are required per DS Sec.11-01.16, and shall be submitted prior to final grading inspection. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan at this time. 2. Zoning could not verify that the grading plan was in compliance with the CDRC approved and stamped development plan. Please submit two copies of the CDRC approved and stamped development plan, landscape, and NPPO plans with the next grading plan submittal. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped development plan and landscape/NPPO plans. Additional comments may be forthcoming. 3. While zoning acknowledges that the grading plan is in substantial zoning compliance as it relates to the Zoning review purview, with the unapproved version of the development plan, the grading plan cannot be approved at this time. Zoning is willing to review and approve the grading plan (if possible) over the counter once the CDRC approved and stamped development plan is included with the next grading plan submittal.
