1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved site plan. Please submit two copies of the approved and stamped site, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved and stamped site plan. Additional comments may be forthcoming.

RESUBMITTAL REQUIRED: Grading Plan.

The Grading Plan (GP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Grading plan clearly marked "GRADING PLAN".
2. Please include a response letter to the comments along with the corrected copies of the GP.
3. It appears that some of the copies of the GP were not copied clearly. It also appears that all the line work and text were completely shaded. Revise as required.
4. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting"
5. Add the following notes to the grading plan notes:
" "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work."

" "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it."

6. List administrative address/site address on plans.
7. List Grading plan number (T08BU01586) on all sheets.
8. List all Cut and Fill quantities in cubic yards. If both are 0 cy, please list.
9. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
10. Show details of all surface materials. Call out all details (if applicable) per City of Tucson Development Standards.
11. A permit or a private improvement agreement might be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
12. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
13. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0 or obtain documentation from City of Tucson Environmental Services omitting the need for a refuse container.
14. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
15. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19. Intersection widening will be required for both Grant Road and First Avenue. See City of Tucson Major Streets and Routes (MS&R) Plan right-of-way at: http://www.tucsonaz.gov/planning/plans/all/msr.pdf.
16. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14. Traffic exiting onto First Avenue cannot turn into existing oncoming traffic. Perhaps a larger curb radius would work.
17. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.

Drainage report:
1. The Drainage Statement has been accepted by engineering.
