SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed grading plan (T08BU01561), Drainage Report (The WLB Group, Inc., 09JUL08), Geotechnical Engineering Report (LMT Engineering, Inc., 23APR08 with addendum 02SEP08), Stormwater Pollution Prevention Plan (The WLB Group Inc., 12AUG08 revised 12SEP08) and Floodplain Use Permit (T08OT02019) for the above referenced property. Engineering Division recommends conditional approval of the grading plan application at this time.

" The Grading Plan has been conditionally approved by the Engineering Division, however until the Tentative Plat is approved through the CDRC office Development Services will not provide the final approval to the Grading Plan or any future Building Plans or Grading Plans. Please refer to comments from Patricia Gehlen for all comments and requirements for the Tentative Plat approval.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat. Please submit one copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped tentative plat. Additional comments may be forthcoming.
