10/21/2008 | JASON GREEN | ENGINEERING | REVIEW | Denied | DATE: October 21, 2008 SUBJECT: 8200 E Bowline Road- 3rd Grading Plan Review TO: David Shambach Architects Attn: Julie Ramsey LOCATION: T14S R15 Sec21 Ward 4 REVIEWERS: Jason Green, CFM ACTIVITY: T08BU01347 (Grading Plan) SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised grading plan (T08BU01347), Hydrology Report (Oracle Engineering Group, 16APR08, updated 17SEP08) and Stormwater Pollution Prevention Plan (Oracle Engineering Group, 17JUL08 revised 11SEP08 and 03OCT08) for the above referenced property. Engineering Division does not recommend approval of the grading plan application at this time. The following items need to be addressed: GRADING PLAN COMMENTS: The following 2 comments are new and are related to handicap accessibility and ANSI requirements that were not caught on the first two reviews. DSD Engineering is posting the 2 comments based from a review by Ron Brown, RA Structural Plans Examiner. 1. Provide a large scale detail of the double loaded accessible parking layout showing all ramps complying with ICC/ANSI 117.1 section 405, sidewalk ramps, dimensions, "Van Accessible" space identification, signage location, 4' wide accessible route, slopes of ramps and parking surface areas and international disabled symbol space marker. 2. Please clarify the poche'd area at the end of the concrete porch at the front entry. It appears to be a truncated dome ramp. Truncated domes are not required here. GENERAL COMMENTS: Please provide 2 copies of the revised grading plan, 2 copies of the Hydrology Report (record keeping purposes) and 3 copies of the SWPPP (submitted SWPPP is complete and addresses all previous comments) that addresses the comments provided above. For expedite purposes the grading plan can be reviewed over the counter (DSD Engineering Division comment only and with a pre-scheduled appointment made by the applicant) for stamp approval once all items have been addressed. However the grading plan must still be submitted to the Permit Counter once it has been stamped approved by all departments in order to digitize the grading plan and get it to our Records Department. If you have any questions or to schedule an appointment call me at 837-4929. Jason Green, CFM Senior Engineer Associate Engineering Division COT Development Services |
