The grading plan has been reviewed by Zoning Review Section but cannot approve the plan on this review. 2. Zoning reviewed the grading plan to ensure compliance with the CDRC approved and stamped development plan. Several areas on the grading plan were found not to match the approved DP. Please review the grading plan and revise the plan to match the DP or revise the DP to match the grading plan. 3. It is not clear from the plan if the grading will occur on both sites as depicted on the development plan. If the grading is for the restaurant and retail site only demonstrate how the Starbucks site will not be disturbed. If the Starbucks site has been developed demonstrate how the grading will not interfere vehicular and pedestrian access to the Starbucks development. 4. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved development plan. Additional comments may be forthcoming. |

Provide a response letter that describes in detail how each comment has been addressed. 1. Provide additional spot elevations throughout the site and adjacent to the site to establish that the drainage scheme will function as proposed. Revise the grades as necessary. For example, two spot elevations in the entry PAAL indicate the same elevation but the plan also indicate that the PAAL is to be sloped to the north. Please clarify. 2. Since it appears that the Starbucks portion of the development plan is not constructed and may not be constructed at this time, address the phasing of the project. Contact Patricia Gehlen to discuss whether a phasing plan or revised development plan will be required. 3. Provide a physical barrier between the PAAL and the undeveloped and landscaped areas of the lot to prevent unauthorized vehicle access to unpaved areas. 4. Show the drywell on the grading plan. Indicate rim elevation on the plan as well. 5. Provide a note indicating that the drywell will be evaluated to demonstrate that it still functions once site construction is complete. 6. Revise the basin in the main plan view to correspond with the detailed basin plan view. The dimensions in the "BASIN PLANVIEW" will not fit within the area indicated on the main plan. 7. Show how the drainage from the basin will be directed as indicated in the "BASIN PLANVIEW" and show how the pavement grades for the Carl's Jr. pavement will be accommodated with the new development. 8. Provide spot elevations at several locations along the top of the basin. Clarify whether the contours on the plan are proposed or existing. 9. Demonstrate that the basin floor will be graded to drain to a single location. 10. Revise the plan to include the area of the pavement on the adjacent lot in the total developed area for this grading plan. 11. Provide copies of the recorded document establishing the ingress, egress, pedestrian and utility easement to demonstrate that it also includes a cross-parking easement. 12. Provide construction details for the solid waste enclosures. Provide dimensions for the enclosure. 13. Provide construction details for the grouted rip rap in the basin. Show rock size, grout bed depth and embedment depth. Show any required toe downs as well. 14. Provide dimensions for parking spaces, crosswalks, islands, landscape areas and other site features. 15. Show extent of grouted rip rap with dimensions and construction information at all location where it is to be used. 16. Label the radius dimension for all curves in the curbs. SWPPP Comments: 17. Clearly identify the total area to be disturbed, including all off-site disturbance areas. 18. Show that the concrete washout area complies with the requirements of the applicable aquifer protection program permit. (Arizona Administrative Code R18-9-B301.L.A 1.12) 19. The SWPPP doesn't address all of the requirements of the construction general permit. Provide a copy of the checklist provided on the ADEQ web site.
