Engineering Division does not recommend approval of the grading plan application at this time. The following items need to be addressed: GRADING PLAN COMMENTS: 1) Provide a copy of the last approved site plan (T08CM00405). The grading plan can not be approved until verification that all details, locations, dimensions, and plan profiles match the approved site plan. Provide a copy of the stamped approved site plan within the grading plan package. All items on the grading plan must match the site plan plus provide additional construction information on the grading plan sheets for construction purposes. 2) Revise the grading plan Paving Note # 7 to include verbiage that "All roof down spout locations must be designed to convey the 10-year flow under the pedestrian circulation." 3) Revise the grading plan to clearly label the proposed pedestrian circulation path from the proposed building to the refuse enclosure. 4) Provide a cross access agreement and approval from the adjacent property owners for the construction of the refuse container and vehicular use area that is to be constructed off of the original site. All improvements that are to be constructed outside of the subject property boundaries will require approval from adjacent property owners and will require a cross access agreement for the collection of solid waste. 5) Refer to comments from Ron Brown, RA Structural Plans Examiner for all handicap and ANSI Standard requirements that apply to this project. 6) DS Sec.11-01.4.1.3: Revise the grading plan to provide a General Note that includes the square footage of the entire subject parcel(s) and the square footage of the proposed disturbed area. 7) DS Sec.11-01: Provide a general grading note, including a grading/drainage note specifying conformance with City of Tucson Development Standard 11-01.0 (excavation and grading requirements). 8) Provide a general note on the grading plan to state the following: "Call for a Pre-construction meeting prior to start of earthwork. To schedule a DSD Pre-construction meeting, SWPPP inspection or general Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html 9) Approval from TDOT Permits and Codes for all improvements within the public right-of-way will be required. A right-of-way use permit application will be required prior to construction, if applicable.
