These review comments are for a single-family-residence (SFR) in the R-1 zone LUC Section 2.3.4.2.A.1). The site faces East Grant Road which is on the Major Streets and Routes (MS&R) (LUC Sections 2.8.3 and 2.8.3.3). The addition to the carport is the subject of the variance request. The minimum driveway setback for a carport or garage is eighteen (18) feet measured from the front property line to the front edge of the carport (LUC Section 3.2.6.5.B.2.a.1). An additional one (1) foot is required from the edge of that front parking space and the sidewalk (LUC Section 3.2.6.5.B.a.2). The purposed driveway length is fourteen (14) six (6) inches. |

The notes from the zoning reviewer indicate that approval from the board of adjustment will be required for approval. The engineering division will not approve the plan pending the board of adjustment decision. The following comments will also need to be addressed: 1. Revise or remove the section on the site plan labeled as "Gradable Area." This section indicates a parcel size in excess of 30,000 square feet. The lot is much closer to 7,500 square feet. Provide the correct lot size and coverage calculation. 2. Provide a note indicating that the parcel is within a flood hazard area identified by the city engineer and that all development will require a floodplain use permit. 3. The shed is a separate structure from the carport and house and may require separate treatment. If the shed is allowed to remain where it is, no further floodplain review will be required for the shed. If the shed is moved, it will be required to meet current floodplain standards by being elevated or by providing and certifying the presence of flood vents. If flood vents are used the certification must indicate that the shed is constructed of materials that will not be damaged by floodwaters to the level of the regulatory flood elevation and that the shed will not be used to store hazardous materials. If the scope of work is not changed, the floodplain use permit will be approved once the above conditions have been met and the variance has been approved by the board of adjustment. Applicant: Rodney Stankovich Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. 3. Provide engineer drawings and calculations for "pre-engineered kits." FOUNDATION PLANS: 4. Justify 12" square footings for patio structure. 5. Justify 4" slab support under pipe column for carport structure. 6. Specify pipe column connection to 4" slab. 7. Specify continuous footings under shed walls, R319.1, R403.1.6. STRUCTURAL PLANS: 8. Specify lumber grade/species for structural materials, R802. 9. Specify the cross-member support under corrugated metal roofing. 10. Provide material specifications for structural corrugated roofing in order to justify the proposed span. 11. Specify size of headers for shed structure. ELEVATIONS: 12. Specify exterior wall covering for shed. SECTIONS - DETAILS: 13. Provide cross-section drawings and details for all structural connections. 14. Specify the type and quantity of fasteners used to attach the ledgers to the existing structure. 15. Specify the type and quantity of fasteners used to attach the metal roofing to ledgers. 16. Specify all hardware used by type, size and required attachment to framing members (Straps, clips, anchors, hangers, post caps and bases). 17.
