Include a response letter that completely describes the revisions made to address each comment. 1. Revise the notation for the 22nd Street right-of-way. The 75-foot half right-of-way was dedicated by the plat. Remove the notation that it is proposed. 2. Remove the potential future curb and sidewalk locations. The grading plan should reflect the project as it is to be constructed at this time. 3. The rezoning conditions include a requirement for a sediment trap for the inlet to the basin. Show details for the sediment trap that meet the requirements of the rezoning conditions. 4. Clarify the references for the details in the construction notes. The notes refer to Sheet C-2. Provide a sheet labeled C-2 5. Construction note 2 indicates that a new drainage channel is to be constructed. The location of the note near the southeast corner of the basin points to a feature that the tentative plat indicates should be a concrete bench on a concrete slab. Clarify the notes and plan. 6. Clearly indicate on the plan the location of the drainage channel shown in the detail on grading plan sheet TP-2. Provide construction details for the entrance structure for the channel. Show how water will be directed into the channel. 7. Provide an engineering evaluation of the use of the existing CMU wall as part of the retention detention basin containment. It appears that the water may rise nearly 2 feet up the wall. 8. Since the wall is part of Sunset Cove Subdivision, provide evidence that you have received permission from the owners in Sunset Cove for the use of their wall. Also provide evidence that you have received permission from Sunset Cove for use of their property for part of the drainage system for this development. SWPPP 9. Page 3 of the SWPPP indicates that the site is 14.7 acres. Revise the SWPPP. 10. List the percentage of the site that is impervious before the project begins and the percentage that will be impervious once the project is complete. (Part III.C.2.d) 11. Provide a description of the soil and its potential for erosion. (Part III.C.2.e) 12. Revise the location map to show the receiving water and all washes within one mile of the site. (Part III.C.4) 13. Page 4 of the SWPPP lists the erosion and sediment controls that are expected to be used on the site. Show the locations of all structural controls on the site map. Note that silt fence is not listed on page 4 but is shown extensively on the site map. Revise the SWPPP to be consistent. 14. Show on the site map where the stormwater discharges to a surface water. Show where the discharge that exits through the culvert under Bonanza Avenue daylights and describe how the discharge location will be inspected. 15. Indicate in the SWPPP that there are no drywells that are likely to receive discharge from this site. 16. Include a copy of the general permit in the SWPPP.
