Summary: Engineering Division has reviewed the revised grading plan package. Due to significant slope and rear drainage issues not resolved, Engineering is not recommending approval for permitting until the grading plans are revised.

GRADING PERMIT CONDITIONS OF APPROVAL:
1) DS Sec. 11-01.10.5: Perimeter slope and interceptor swale designs are still not acceptable. Address the following comments and revise the drawings:
a) Detail E-E assumes a flat area of 3.5-ft where interceptor is to be provided. Revise detail to show existing grade and how design accommodates the slope at the rear of the lot.
b) Continuity must be provided throughout the length of the swale. At either ends of the concrete channel proposed slopes appear to direct potential flow toward proposed home. Provide details for transition to swales around the perimeter of the project. Erosion protection and revised contouring would be needed to accommodate concentrated flows from the concrete channel.
c) Use of concrete at calculated slope indicates a velocity of over 10fps. Consider providing energy dissipation in design.
d) Provide spot elevations in proposed concrete swale.
e) Clarify proposed slope at southeast and south west corners of project. This contouring still shows concentrated flows at the east edge of proposed rock face slope. Further explain and show with details how this flow is intercepted and label erosion protection.
f) Minimum interceptor swale size for small flows is 30 in wide and 12 in deep. Flat areas are shown at tops of retaining walls. Theses areas also appear to be receiving concentrated flows from interceptor swales. Revise design to accommodate flows while protecting retaining system.
g) Rear slope appears to be more than 15-ft high from contour lines, projected construction, and proposed finish floor elevations. Terracing is required in slopes greater than 15-ft. Revise rear slope design.
h) Per IBC, 10-ft at 5% earthen grade is required at minimum around foundations. The rear slope appears to be less than 5-feet from structure. Clarify detail E-E, that indicates a flat area of gravel, to provide positive drainage from structure.
