Summary: Engineering Division has reviewed the grading plan package and recommends conditional approval.

GRADING PERMIT CONDITIONS OF APPROVAL:
1) DS Sec. 11-01.10.5: Interceptor swale design is not acceptable. Minimum slope for small flows is 30 in wide and 12 in deep, however a larger size may be needed to accommodate this site's expected flows during 100-yr event. Revise details A-A, B-B, D-D, E-E, and 2/C501 on sheet C501 to be designed by the engineer.
2) Add the following notes to the Grading Plan sheet:
a) Call for Pre-construction meeting. For a DSD Engineering Inspection, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html
b) A copy of the Grading Plan and Grading Permit shall be kept at the site at all times, until final grading approval.
c) Any revision to the Grading Plan MAY require a re-submittal of a revised grading plan for review. Contact DSD Engineering at 791-5550 to discuss changes in grading design.
d) If grading construction is expected to last longer than the expiration date of the grading permit, contact DSD to renew/extend the Grading Permit. If Final Grading Inspection has not been completed before the Grading Permit expires, and the permit has not been renewed, additional fees and reviews may be required.
e) Separate building permit applications are required for any walls.
f) The permitee shall notify the DSD when the grading operation is ready for final grading inspection. Final grading approval shall not be given until all work, including installation of all drainage improvements and their permanent protective devices, and all erosion control measures have been completed in accordance with the approved grading plan and grading permit, and all conditions of permit are completed.
g) There shall be no disturbance outside of the disturbance/grading limits.
h) A geotechnical Engineering field report must be submitted to DSD Engineering to address field observations and acceptance of any cut slope steeper than 1:1(H:V) as per Geotechnical statement dated June 17, 2008, by Oleg Lysyj of Terracon. If cut slopes are not accepted by the Geotechnical Engineer, a revision to the grading design for the slopes may be required.
3) Clarify proposed slope at southeast corner of project. This contouring shows concentrated flows at the east edge of proposed rock face slope. Explain and show how this flow is intercepted and label erosion protection.

1. The Zoning Review Section has reviewed and conditionally approved the grading plan. The following are the conditions of approval.

2. All conditions by Engineering must be addressed based on their requests or requirements.

3. Separate site/plot plan and building plan approval and permits are required and must be purchased prior to the start of grading. Separate building permits for any retaining walls or screen walls must be applied for and purchased.

4. Zoning will review the site/plot and building plans for compliance with the development criteria for the Wildcat Pass subdivision. Submit your site/plot plan and building plans to DSD for review and approval.

2. The NPPO shall include an inventory and analysis of all plants listed as Federal Endangered Species, all Saguaros, and all Ironwoods designated as Protected Native Plants according to Sec. 3.8.5. Preservation and mitigation requirements for these genus and species shall conform to Sec. 3.8.6. The NPPO plan prepared shall Including an aerial photograph, taken in minimum scale of 1" = 60'. Place NPP / landscape mitigation table, and aerial photograph on separate sheet measuring at least 24" x 36" indicating scale with the following information:

§ Location of NUOS area

§ Fencing requirements as specified in Development Standard 2-06.2.2.F.

3. Include the location, size, color, and textural treatment of all retaining walls, riprapped slopes, or other constructed means of slope stabilization must be shown on one (1) of the plans submitted. Vegetation retention and re-vegetation should be used in conjunction with riprapping.
