Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved site plan. Please submit two copies of the approved and stamped site, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved and stamped site plan. Additional comments may be forthcoming.

RESUBMITTAL REQUIRED: Grading Plan and Drainage Report.

The Grading Plan (GP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.
2. The GP cannot be approved prior the approval of the Site Plan which has an expired status.
3. The unnamed wash that crosses the property is labeled as a Xeroriparian Intermediate Habitat on the Tucson Department of Transportation maps. The W.A.S.H. ordinance regulations will apply for this wash. Any disturbance in the 50' resource setback area will require a Mitigation Study. Contact Patricia Gehland at 837-4919. Perhaps leaving the wash natural may be an alternative.
4. Show the 50-foot study area (resources area) for parcels subject to the W.A.S.H. Ordinance on the site plan.
5. Add the following notes to the grading plan:

" "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work."

" "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it."

6. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting"
7. List Grading Plan (T08BU00797) and Site number on the plans.
8. Show all symbols in the legend. Call out the BSCM in the legend.
9. Show cross section with transverse and longitudinal slopes.
10. Show details of all surface materials.
11. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
12. Delineate 100-year W.S.E.L., Floodplain and erosion hazard setback correctly.
13. Call out all slopes and stabilization material (concrete, riprap, gabbions or vegetation).
14. Slopes of 3H: 1V require hand placed riprap.
15. Slopes of 2H: 1V or greater require grouted riprap.
16. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01.
17. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line).
18. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme.
19. Call out peak discharges entering and exiting the site.
20. The silt fence, per keynote no. 6 and as shown on the plan, shall be continuous when adjacent to the unnamed wash.
21. It appears that the site will utilize San Joaquin Ave as an ingress/egress drive. Provide documentation for the usage of this private 72' ROW.
22. Per the DR the EHS is a min. of 20'. In the area adjacent to the MH, the EHS shown is less than 20'. Revise as required.
23. The GP must match the DR. The exhibits in the DR show rip-rap on the pad slopes and the GP does not.

Drainage report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
2. The DR also cannot be approved prior to the approval of the site plan.
3. The hydraulic work map, figure 6, does not show the min. 20' EHS correctly. Revise as required.
4. Show the project number (T08BU00797) on the cover of the DR.
