05/21/2009 | DAVID RIVERA | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: David Rivera Principal Planner PROJECT: T08BU00446-R Grading plan Revision Tucson Spectrum Pad 11 TRANSMITTAL DATE: May 21, 2009 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Zoning has reviewed the revised grading plan but cannot approve it until the following comments are addressed and applicable variance processes are approved. 2. The width of the two way PAAL along the west side of PAD 10 and 11 does not meet the minimum of 24 feet. While the difference is not significant the required width has not been met. In order to approve the revised grading plan with the PAAL widths as labeled a Board of Adjustment variance will be required. (Area in question has been redlined on sheet 3 of 4.) 3. The Proposed temporary sidewalk that was to have been built along the west side of PAD 10 to provide access to PAD 11 was not built. Instead the sidewalk was built along the east side of PAD 1. This revised grading plan does not depict the entire sidewalk. An additional sheet where the sidewalk was constructed must be included with this revision unless a separate grading plan has already been approved. If you have any questions about this transmittal, please call David Rivera, (520) 791-5608. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised grading plan and variance approval process documentation |
