Please address the following review comments prior to the next submittal. Include a response letter to the comments along with the corrected copies of the grading plan. Grading Plan: 1. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. 2. Indicate on the site plan and in details that all handicap access ramps at crosswalks or at the transition of a pedestrian circulation area to a vehicular use area have required detectable warning devices (truncated domes) in the correct location. Truncated domes along Fort Lowell should be at the edge of sidewalk. 3. Revise keynote # 26 note to read: "Depress all landscaped areas a maximum of 6" for water harvesting." 4. Add the following notes to the grading plan notes: " "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work." 5. Show cross section with transverse and longitudinal slopes. 6. Please label the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed. 7. Dhow detail of all surface materials and call out surface paving material. 8. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 9. Call out all slopes and stabilization material (concrete, riprap, gabbions or vegetation). 10. Call out peak discharges entering and exiting the site. Provide the existing and proposed onsite to offsite 100-year discharge that is calculated and discussed in the drainage report on the plan. Label appropriately, the site plan and drainage report existing and proposed drainage locations. DS 2-02.2.1.A. 11. The drainage report shows the roof drainage directed to the south side of the building. Show downspouts and explain if there are splashpads or something being installed to erosion of channel DS 2-02.2.1.A.16. 12. A 10' street landscape border is required for this project along the street frontage. The proposed location of the trash enclosure encroaches into the border. Revise.DS 2-02.2.1.A.32. Acknowledge that comment reference email from Andy. However, email does not comment on the 10' street landscaping area. 13. Provide handicap access ramps for crossing the PAAL at the entrance of site. 14. Provide drainage arrow in legend. 15. Lable arrow located in southwest corner of site plan.
