Camino Seco Road Grading Plan "As-Builts" T08BU00374(1st Review) T14S, R15E, Section 09 RESUBMITTAL REQUIRED: Grading Plan "as-builts" and Drainage Report. The closure documentation / as-built package including the Grading Plan "as-builts" (GP) and Drainage Report (DR) cannot be approved as submitted. A field visit was performed on October 2, 2009. Please address the following review comments prior to the next submittal. Grading Plan: 1. Please include a response letter to the comments along with the corrected copies of the GP "as-builts". 2. Show details of the 10" corrugated HDPE pipe for the roof drain stormwater and of the rip-rap splash pad including post barricades for protection from vehicles. The GP indicates that the HDPE pipe day lights at the edge of the concrete sidewalk, not in the middle of the "maneuvering area", which that location of the splash pad is not recommended. Perhaps extending the pipe and moving the splash pad further south may alleviate this problem. 3. There is evidence of stormwater pollution (silt) onto the existing tennis courts south of the gym and ultimately will reach the wash. This area (dirt area) south of the new gym shall be stabilized to minimize the stormwater pollution potentially going into the wash. 4. Delineate 100-year W.S.E.L., Floodplain and erosion hazard setback. 5. Call out peak discharges entering and exiting the site. 6. List the City of Tucson Site plan (T08CM00039) and Flood Plain Use permit (T08OT01614) activity number on each sheet. Drainage report: 1. Please include a response letter to the comments along with the corrected copies of the DR. 2. This site is affected by the City of Tucson flood Hazard areas and is subject to Chapter 29 of the City of Tucson flood plain ordinance. 3. A Drainage report is required for parcels affected by 100 year flows of 100 cfs, of more per S.M.D.D.F.M., chap. II, 2.1.2, therefore the drainage study report is not acceptable. The DR must be submitted along with the as-built package re-submittal. 4. The content and format of the DR should follow S.M.D.D.F.M., chap. II, 2.1.3. 5. Show the project address on the cover of the DR. 6. Address the wash crossing at the access road in the DR. This includes but is not limited to: " Encroachment analysis. " Amount of conveyance of the RCPE's. " All weather access, if applicable, for Vicksburg Street adjacent to the wash crossing ("as-built" back water depth). " Delineate 100-year W.S.E.L., Floodplain and erosion hazard setback. " Recommended pavement section from a revised Geotechnical reports. 7. List the City of Tucson GP activity number (T08BU00374) on the cover sheet. 8. Provide fence ht. recommendations (flow thru openings) at the south and west property lines intersecting the wash. 9. Show details of the 10" corrugated HDPE pipe for the roof drain stormwater and of the rip-rap splash pad including post barricades for protection from vehicles.
