Grading Plan T08BU00373 (First Review) T14S, R15E, Section 33 RESUBMITTAL REQUIRED: Grading Plan and Drainage Statement The Grading Plan (GP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Grading Plan: 1. Please include a response letter to the comments along with the corrected copies of the GP. 2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. 3. Add the following notes to the grading plan: " "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work." " "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it." 4. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting" 5. List administrative address/site address on plans. 6. List Grading Plan number (T08BU00373) on each sheet. 7. List all Cut and Fill quantities in cubic yards. If both are 0 cy, please list. 8. Special Grading Notes: 9. Show cross section with transverse and longitudinal slopes. 10. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed. 11. Call out surface paving material. 12. Show details of all surface materials. 13. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 14. Slopes of 3H: 1V require hand placed riprap. 15. Slopes of 2H: 1V or greater require grouted riprap. 16. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line). 17. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme. 18. Call out peak discharges entering and exiting the site. 19. "A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) may be required for this project. Submit 3 sets of grading and SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans". 20. A notation beneath the seal either written, typed, or electronically generated that provides the day, month and year of expiration of current registration per the Arizona Administrative Code Title 4, Chapter .30, section R4-30-304 Use of Seals. Effective March 8th, 2008. Drainage Statement: 1. Please include a response letter to the comments along with the corrected copies of the DS. 2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan. 3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2. 4.
