Please address the following review comments prior to the next submittal. Please include a response letter to the comments along with the corrected copies of the Grading Plan. Grading Plan: 1. Add the following notes to the grading plan notes: " "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work." " A permit or private improvement agreement will be necessary for any work performed within the Right-of-Way. Contact Permits and Codes at (520) 791-5100. " Depress all landscaped areas a maximum of 6" for water harvesting area. 2. Provide development number, grading plan number, floodplain use permit number, etc. on the lower right corner of each sheet of the site plan. 3. Provide drainage arrow and locations of all concentration points. Specifically show roof down spout locations proposed buildings at pedestrian circulation areas. A detail for the dimension of the proposed scuppers that are used for collecting onsite roof drainage at all pedestrian sidewalk is required; refer to City of Tucson details. Show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. 4. Label benchmark location on sheet 2 plan view. 5. Provide additional spot elevations in area of south handicap stalls and ADA accessible routes to assure no more than 2% slopes. 6. Check all keynotes on sheet 2 to assure that applicable notes are used and depicted on plan. 17. DS.10-02.1.5.1: Provide access to top of bank area at southwest corner of project as maintenance access must be provided to all drainageways. 18. Show roof drainage along with downspout concentration points. 19. Label PAALs and provide dimensions as noted on grading plan. 20. Call out handicap access ramp Keynote 12 located in the northwest corner of proposed development at entrance. 21. List all associate permit numbers in the lower right hand corner of each sheet of the grading plan. 22. If existing building is being demolished, provided demolition permit and provide permit number on grading plan. 23. Keynote 8 does not reflect what is called out in the drainage report. Clarify discrepancy and revise accordingly. 24. Verify that section B/3 is labeled correctly. The same cross section is being called out just north of plan. 25. Drainage report: Please include a response letter to the comments along with the corrected copies of the Drainage Report. 1. The content and format of the Hydrology report should follow S.M.D.D.F.M., chap. II, 2.1.3. A. 2.3.1.1.B: Provide the address of the parcel. B. 2.3.1.1.D: Provide phone number for engineering firm. C. 2.3.1.1.F: Assure the expiration date is provided with the seal and signature of the Arizona Registered Professional Civil Engineer responsible for preparation of the report is provided on cover sheet or Table of Context. D. 2.3.1.1.G: Table of Contents. All report pages shall be numbered sequentially, including any appendices. Table of contents does not appear to match the titles and numerical sequence provided within the Drainage Report. 2. 2.3.1.2.B.1: State the purpose for submitting report in section 2 of report - Floodplain Use Permit Application and grading permit. 3. 2.3.1.2.E.1: Label ownership of Alamo wash. 4. 2.3.1.3.A.1: In the hydrology section of the report, discuss the offsite hydrology and watersheds beside the existing culvert. 5. Provide established finished floor elevation for proposed building 6. Provide explanation of the intent of the CLOMR/LOMR as to whether this is to remove the proposed structure or the parcel from the floodplain. 7. Provide discussion in the erosion section hazard a detailed discussion of the setback for the project. Discuss any existing protection that is provided from the Alamo wash. 8. Provide the calculation for the erosion hazard setback in the report. 9. Additional comments may be forthcoming. SWPPP: 1. On exhibit address the following comments: " Add erosion/sediment protection at basin entrance " Move silt fence control within grading limits " Provide barrier at entrance of basin (from PAAL into basin) 2. Recently the City of Tucson received the requirements for the new AZPDES general permit. As part of the new requirements the operator must file a new NOI under this permit. Verify that all the current requirements have been met. In addition re-submit the SWPPP prepared for the new AZPDES general permit along with submitting a new NOI. 3. Once SWPPP has been revised to meet current submittal requirements, further review will be performed. 4. The Stormwater Pollution Prevention Plan (SWPPP) does not meet the minimum requirements of the AzPDES Construction General Permit (CGP). Revise the SWPPP according to these comments: " Assure that the new NOI form is is used as well as signed and completed, for your project per recent ADEQ update to the CGP. The updated NOI, NOT, and Waiver Certification forms can be found at the ADEQ websites at: http://www.azdeq.gov/function/forms/appswater.html#cgp http://www.azdeq.gov/environ/water/permits/download/constnoi.pdf " Add a note to the SWPP plan exhibit, stating that the operator shall report to ADEQ any noncompliance (including spills) which may endanger human health or the environment. The operator shall orally notify the office listed below within 24 hours: Arizona Department of Environmental Quality 1110 W. Washington, 5th floor (5515B-1) Phoenix, AZ 85007 Office: 602-771-4466; Fax 602-771-4505 " Provide registrant's seal on SWPPP exhibit. For all seals, including any future project submittals, provide the expiration date of the registration below the seal, per current AzBTR requirements. " For inspection purposes, please fill out the "AZPDES - Posting Requirements" green sheet, and post at construction entrance of the site at beginning of construction activities and maintain this posted document throughout project construction. 5.
