Grading plan T08BU00238 (First Review) T14S, R14E, Section 31 RESUBMITTAL REQUIRED: Grading Plan The Grading Plan (GP) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Grading Plan: 1. Please include a response letter to the comments along with the corrected copies of the GP. 2. The call out note for the perpetual esmt. on Benson Hwy. is not litigable. The note is typed over another note. Revise as required. 3. Add the following notes to the grading plan: " "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work." " "The contractor shall remove the fine materials from the bottom of the detention/retention basin and scarify the basin bottom once the construction activities are completed in order to remove any fine material build up caused by construction and to restore soil percolation." " "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it." 4. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting" 5. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the GP. 6. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The dumpster pad still does not meet City of Tucson min. requirements. Perhaps a different design may be required. Revise or correct as necessary. Also it appears that the dumpster is not fully screened from street. This will require a refuse enclosure. Address as necessary. 7. List administrative address/site address on plans. 8. List the Site plan (T07CM03417) and the Grading plan number on the plan. 9. Show cross section with transverse and longitudinal slopes. 10. Call out surface paving material. 11. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 12. Show the 100-year flood peak discharge. 13. Call out all slopes and stabilization material (concrete, riprap, gabbions or vegetation). 14. Slopes of 2H: 1V or greater require grouted riprap. 15. Cut or fill slopes require a 2' minimum setback from property line. 16. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme. 17. Call out peak discharges entering and exiting the site. 18. Dimension basin and provide spot elevations. The basin must be grading to drain to the area in front of the weir. 19. Show details of all surface and subsurface drainage devices. A Stormwater pollution prevention plan is not required, although storm pollution control will be needed because of the proximity to the Tucson Diversion channel. Contact Paul P.
