RESUBMITTAL REQUIRED: Grading Plan, Drainage Report and SWPPP

The Grading Plan, Drainage Report and Stormwater Pollution Prevention Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Please include a response letter to the comments along with the corrected copies of the Grading Plan, Drainage Report, and Stormwater Pollution Prevention Plan.

Grading Plan:

1. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. Verify that truncated domes are installed at the transition of pedestrian access and vehicular access.
2. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting"
3. Add the following notes to the grading plan notes:
· "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work."

· "The contractor shall remove the fine materials from the bottom of the detention/retention basin and scarify the basin bottom once the construction activities are completed in order to remove any fine material build up caused by construction and to restore soil percolation."

4. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the Site Plan.
5. Provide spot elevations for drainage easements and include slopes.
6. Show cross section with transverse and longitudinal slopes.
7. Call out surface paving material - include detail for paving materials for light truck traffic.
8. Curb and Gutter elevation include curb depressions to allow for drainage to flow into landscape harvesting areas.
9. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information).
10. Detention/Retention:
· Verify that Grading Plan and Drainage Statement match. (HWL)
· Provide Inlet/Outlet structural details (Weir design).
· Dimension basin and provide spot elevations.
· Security barriers are required if ponding depth exceeds 2 feet, if slopes are greater than 4:1 and/or if pedestrian access is adjacent to basin.
11. Revise the loading zone to show spot elevations and slopes for verification that roof drainage will have positive flow minimum 2% slope.
12. Provide mechanical drawings referenced in Grading Construction Note 37. Provide detail for sump pump.
13. Indicate where daylight drainage is flowing, verify that drainage is draining to water harvesting area or vehicular use area.
14. Verify that site plan and grading plans match.
15. Docket and Page will need to be provided for easements. Revise easements to be revised as recorded by separate instrument.
16. Provide detail for Light Truck traffic pavement.
17. Revise hadicap sign detail to read $518 FINE T.C.C. 20-222.
18. On sheet C1.3 provide minimum setback from building per Geotechnical Report.
19. Verify that all Reports and Consultants are referenced along with standard contact information and project number.
20. Additional comments may be forthcoming.

Drainage Statement:

1. Provide scupper details and calculations.
2. Provide retention/detention calculations and details.
3. Include existing and proposed hydraulic data sheet(s).
4. Verify that Volume and Water Surface Elevation match on Grading Plan and Drainage Statement.
5. Additional comments may be forthcoming.

SWPPP:

1. Clearly define Material Storage Area.
2. Provide Check Dams.
3. Provide BMP's
4. Provide silt fencing in appropriate locations..

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. We cannot verify that the grading plan is in compliance with a site plan for this site. Please submit two copies of the last approved and stamped Site Plan, Landscape, and NPPO plans with the next grading plan submittal.
