Engineering Division does not recommend approval of the grading plan at this time. Please address the following review comments prior to the next submittal. Provide a response letter to the comments along with the corrected copies of the site plan. Grading Plan: 1. Per review of the site plan. Revise sheets C2.0 and C3.0 to be titles "SITE/GRADING PLAN". 2. Add the following notes to the grading plan notes: ยท "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work. 3. Verify that north arrow is indicated on sheets accordingly. 4. DS Sec.2.02.2.1.A.16: Provide drainage arrows for roof drainage. Specifically show roof down spout locations for proposed buildings at pedestrian circulation areas. Any scuppers proposed under the sidewalk will be designed and constructed to convey the 10-year flood flow. Provide original copy of scupper calculations that demonstrate that the 10-year flood flow is contained under the sidewalk in the drainage statement. Reference letter on site plan. Include type of scupper in note 26 of sheet C2.0. 5. Call out surface paving material. Include material in details. 6. Indicate depressed curb locations for onsite drainage to enter landscaping areas. 7. Show details of all surface materials. 8. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 9. Cut or fill slopes require a 2' minimum setback from property line. Indicate or note that no grading will be taking place within 2' setback. Identify area of grading. 10. Provide flow arrows, grades and flow rates within and adjacent to site to show drainage scheme. 11. Call out peak discharges entering and exiting the site. 12. The site plan is currently in review. Any changes made to the site plan must be reflected on the grading plan. The site plan and grading plan must match. For the purpose of this project if the title is revised the sheets provided will be able to be used as site and grading plan. 13. Additional comments may be forthcoming.
