COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The Overlay Zone case number, T07SA00161, must be noted in the lower right corner of each sheet of the development plan, landscape, and NPPO plans. All required elements of the W.A.S.H. as shown on the approved Overlay Zone plan must be added to the development plan, along with date of approval and any conditions placed on that approval. The development plan may not be approved prior to Overlay Zone application approval.

2. Zoning has no issues with the W.A.S.H Ordinance review and will approve the plan when all comments for the review have been addressed and DSD Engineering and Landscape sections have approved the plan.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised development plan and additional requested documents.
10/01/2007 JOE LINVILLE LANDSCAPE REVIEW Denied The Landscape Section has reviewed the application and requests the following additions and clarifications:


1. Revise the development plan and the Environmental Resource Report to include the same floodplain information. The limits differ.

2. Ownership of the Protected Riparian Area shall be provided in one or more of the methods set forth in DS 2-13.2.6 to insure continued preservation of the area. Refer to the standards and revise the plans and provide additional documentation as appropriate. A conservation easement or similar instrument is required.

3. Revise the Development Plan to identify and delineate the new Protected Riparian Area (preservation and mitigation areas).This area should at least cover the mitigation areas within the WASH study area and drainage easement. Revise the plans as necessary. TCC 23A-51.2

4. Correct the Total Mitigation calculations for Prosopis velutina on NPPP 3. It appears that 35 is the minimum mitgation requirement.
