D07-0014 RECEIVED: Scenic Route Overlay Zone submittal on August 21, 2007 The subject submittal has been reviewed. We offer the following comments. Prepare a detailed response that explains the revisions that were made and references the exact location on the Development Plan where the revisions were made: 1. Clearly show the 30' natural buffer on the Development Plan exhibit. 2. The proposed improvements still show some encroachments into the 100-year floodplain, which does not comply with the requirements of the requirements of Rezoning Condition #15 and Development Standard 2-13.0. Clarify what appears to be ripraped areas within the floodplain of the "Xeroriparian Intermediate Habitat" Wash. (see Figure 4). This encroachment appears to be unnecessary and can be pulled out of the regulatory floodplain area. Address this issue and revise as necessary. 3. There are several drainage issues related to wash HEC RAS analysis that have not been addressed yet. Once the Drainage Report is approved, the Overlay Zone review can be better accomplished.
