However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised overlay review for the development plan to verify that those changes do not affect any zoning requirements. 1. Please add the date of approval to zoning and land use note 14. 2. Please add note that neon signage within the 400 foot scenic corridor zone is not allowed. 3. Please add the actual view corridor calculations to sheet 2 of 4 verifying that 32 percent views are provided. Per LUC 2.8.2.6.C Drainageways are to be maintained in their natural states, except in unusual circumstances when approved by the City Engineer. Obtain City engineer approval. 2. The project site contains riparian habitat regulated by the ERZ and the floodplain regulations. Revise the Environmental Resource Report to provide the area of the PRA and the area of the proposed PRA encroachment per DS 9-06.2.5.B.1.p. 3. The proposed encroachment into PRA appears to exceed that considered "necessary development" as described in DS 9-06.2.5.B.2. Necessary development shall include only the crossing of riparian habitats with roadways, bikeways, paved walkways and utilities as listed below where there is no viable alternate crossing available and the crossing is necessary for the reasonable development of the property. A written explanation as to why the development is necessary shall be submitted with the appropriate plans. 4) If the proposal is to develop in the PRA more than necessary, an approved Development Standard Modification Request would be required. The application is required to be in compliance with DS 1-01.4.7 and DS 9-06.5.0. A presubmittal conference and public notice of the application is required prior to application submittal. Contact me to request the presubmittal conference if desired. 5) The Scenic Corridor Zone application should be revised to provide information on the colors of any proposed buildings or structures visible from the scenic route. The colors are to be those which are predominant within the surrounding landscape, such as desert and earth tones. 6) Incorporate all of the Overlay Zone sheets and exhibits in to the Development Plan materials. |
