A revised grading plan resubmittal and HDZ review was reviewed by Engineering Division at a meeting on 1AUG07 to review whether all comments had been addressed and to check for compliance with grading standards and HDZ Overlay Land Use Codes. Engineering Division recommends approval of the overlay and grading plan. See grading permit T07BU00237 for conditions of permit.

COMMENTS: CONDITIONAL APPROVAL

As the applicant is new to this process and is requesting specific instruction to finish, I have outlined the items below that need to be done to finalize this project.

1. Increase text size on the site map to a minimum of 12 point - elevation & utility notes.

2. A permit application was issued for the proposed manufactured home T07MH00014. That separate site plan was not included in the overlay resubmittal, thus it is assumed the drawing submitted in the overlay review shall serve as the site plan for both applications. Add the following to the drawing:
A) declare the unit is a manufactured home
B) show setbacks to all property lines (I scaled drawing, large setbacks meet LUC),
C) dimension building footprint
D) declare the MH-1 zoning of the site and MH-1 zoning of adjacent lots
E) list a separate heading to call out the lot coverage calculation listed in the area table.

3. Please resubmit the overlay plan with this data to the CDRC office, then go to the permit counter and have a new work flow started for the building permit number T07MH00014. Email me when this is done. I will look at the plan as quickly as possible and advise the CDRC manager of my findings. TO FURTHER CLARIFY, THE SAME SITE DRAWING IS TO BE USED FOR BOTH APPLICATIONS.
