PROJECT REVIEWER: Richard Leigh, Senior Engineering Associate Permits and Codes Section

RESUBMITTAL REQUIRED: Permits and Codes Section has reviewed the PIA Plan and does not recommend approval of the PIA Plan at this time. The following comments need to be addressed in the next submittal.

1. Refer to the City of Tucson web site at http://dot.ci.tucson.az.us/engineering/piaGuidelines.php for PIA requirements and guidelines.

2. Include a copy of the approved Tentative Plat, Planed Area Development plans and approved Drainage Report for the with the next submittal.

3. Phasing of the roadways must correlate with phasing on tentative plat.

4. Remove contour lines from plan views.

5. Provide concrete headers at the end of pavement for roadway phasing.

6. Provide a Left and Right control line for the median island in the profile views.

7. Provide stationing, offsets, for all for the proposed curbing ECRs and BCRs (including median islands).

8. Label all curb ECRs and BCRs.

9. Provide all horizontal curve data for all curbing (including median island).

10. Include the applicable paving notes required for PIA plans. See Attached.

11. Include the developments recordation information (Book and Page) on cover sheet.

12. Include the plan number "I-2007-045" in the title block of each sheet.

13. Include administrative address on cover sheet.

14. Include Development Services Department PIA activity number "T07PI00033" on cover sheet.

15. Label streets with approved street names.

16. Provide a plan and profile of the proposed storm-drain system. Additionally, a hydraulic analysis for storm-drain system must be submitted with next submittal. Refer to the City of Tucson Standards Manual for Drainage Design and Floodplain Management for design requirements.

17. Delineate and label all drainage easements. Show the storm drain system in its entirety.

18. Pedestrian access easements will be required for where the public sidewalk meanders onto private property. Delineate easements and label with recordation instrument.

19. Provide a detail of each type of curb access ramp proposed and indicate the use of truncated domes as the detectable warning device.

20. Indicate where new asphalt will be joined to existing. Additionally, indicate that a minimum 1' of the existing pavement must be saw cut/trimmed and a tack coat applied per PC/COT Standards and Specifications for Public Improvements.

21. Provide a dimensioned detail of the proposed pavement structural sections.

22. Sheets 2 and 3: Indicate the proposed surface treatment for the roadway median islands.

23. Provide a detail for the proposed 2' concrete median islands.

24. Sheets 2 and 3, Roadway cross sections: Clarify the type of curb will be used. The curb indicated in the roadway cross sections conflicts with the curb sections called out in the plan views.

25. Sheet 2 and 3, Detail D, E and F: The minimum width for bike lanes is 5' per Development Standard (D.S.)3-01.2.6.

26. Sheets 2 and 3, Roadway cross Sections: Indicate a 2% cross slope for the buffer area between the curb and sidewalk.

27. Sheet 5: Provide an opening for the median island for pedestrian island at +/- 24+50 (Duvall Vista) for pedestrian traffic. Additionally, provide a detail.

28. Refer to redline plans for additional comments and comment details.

11/20/2007 LANCE PETERSON DOT STREET MAINTENANCE REVIEW Denied We have reviewed this plan and have the following comments:

1. Sheet 2 - Roadway Details - Who will be responcible for the maintenance of the landscaped areas? Also, will there be any landscaping on the median islands?
2. Please submit the proposed landscape plan to Paul Rosenboom at 4004 S Park Avenue Bld #2 for review.
3. Various Streets - Several of the new curb access ramp are missing leaders to the appropriate keynote.
4. Please make sure that where the storm sewer ties into the system on 36th Street, that there is a manhole for access.
5. What is the spacing for the manholes on the straight shots of the new storm sewer? From a maintenance standpoint, we would prefer the spacing to be less than 300 feet.
6. Please verify that areas behind the curb will be private and not maintained by the City.

Resubmittal Required: Traffic Engineering does not recommend approval of the PIA Plan; therefore a revised PIA Plan is required for re-submittal.

The following items must be revised or added to the plan.

1. Include a response letter with the next submittal that states how all comments have been addressed.

2. See redlines on the submitted drawings and address the additional redline comments. During the next submittal please re-submit the roll of redlines for back checking purposes.

3. Are traffic signals being installed at 36th Street and Secondary Spine Road with this project? If yes, provide traffic signal plans. If not, callout that the intersection will be under a separate PIA.

4. All traffic control devices/signage are required on the plan set.

5. The striping configuration of Duval Vista at Kino Parkway needs to be modified. The bike lane needs to be between a through lane and the right turn lane to prevent conflicts with vehicles making right turns while bikes travel through the intersection.

6. Provide end median signage and striping treatment at all applicable locations per PCDOT & TDOT Signing Manual (2002) Chap 9-4A & 9-4B.

7. Install R1-1 (Stop Sign) with street names at the proposed intersections throughout the development per PCDOT & TDOT Signing Manual (2002) Chap 5-11, 5-12, and Chap 9-2.

8. Install R2-1 (25MPH Speed Limit Sign) at the proposed roadways entering this development off of Kino Parkway and 36th Street per PCDOT & TDOT Signing Manual (2002) Chap 9-10.

9. Provide Right Turn Only signs (R3-5R) and 'RIGHT LANE' (R3-5F) supplemental plaque under the new (R3-5R) at all applicable locations.

10. Place the PIA and CDRC Case number on the cover sheet.
