SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan (1st Review) for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Site Plan: 1. Include a response letter to the comments along with the corrected copies of the Site Plan. 2. A Drainage Report, a Flood Plain Use permit and an Elevation Certificate are required for this project. Property lies within a FEMA A Zone, map number 040076 C 2850. Drainage Report needed to establish 100-year water surface elevations and to determine regulatory finished floor elevation for expansion. 3. Site plan needed for building permit review. Provide the last approved site plan along with the proposed location of the expansion on the site plan. 4. Additional comments forthcoming upon submittal of site plan. Floodplain Use Permit: 1. Floodplain Use Permit T07OT02465 acknowledged. Unable to create development permit without established 100-year water surface elevation and/or required finished floor elevation. Drainage Report: 1. A Floodplain Use Permit and an Elevation Certificate is required for this development. 2. A Hydrology report is required for developments which are not subject to detention requirements, nor which require extensive structural improvements for handling drainage; but which are impacted by flows from significant watercourse and/or affected by 100 year flows of 100 cfs or more per S.M.D.D.F.M., chap. II, 2.2. 3. The content and format of the Hydrology Report should follow S.M.D.D.F.M., chap. II, 2.2. 4. Show the project address or administration address on the cover sheet of the Hydrology Report.
