Planning Administration agrees this use is a Transportation Service, Land Carrier. 2. Per DS 2-02.2.1.8, with regards to parking/vehicular use areas: A) On detail Q-7, put wheel stop to be COMPLETELY IN top 2'6"of parking space. 3. Per DS 2-02.2.1.11, re: PAALs A) exit PAAL must be setback on both the north and the south sides, at least 2' away from fencing, per DS 3-05.2.2.B.3 ( just dimension, I scaled and it appears fine.) 4. Per DS 2-02.2.2.A.2, indicate actual floor area ratio - include all buildings - in decimal format (i.e. 55,462/461,736 = .12 FAR) 5. Please provide note at gate to north east of semi parking -" emergency access only". 6. Please provide wheel stops in vehicle spaces abutting building rather than bollards to allow vehicle overhang. 7. Thank you for providing the concrete walk along the handicapped parking leading to the guarded entry to the facility. Per DS 2-08.5.1C & 2-08.4.1.C, however, the sidewalk needs to continue a little farther east - between all parking spaces and adjacent building. 8. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the Site Plan. 2. With next submittal provide initial redlines generated from engineering comments from 10/10/06 for reference of previous comments. 3. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. Development Services has modified review procedures for handicap access. Please provide spot elevations for the proposed 14' paved area to show how any flood condition flows are prevented from entering the site, as this project is a proposed cut condition. 38. Interceptor channel for north basin does not appear to be included in report. Provide updated watershed map exibit sincet the interceptor channel crosses watersheds. 39. Provide erosion protection for proposed basin side slopes (required for all unattenuated flow conditions regarless of slope grade). 40. Additional GEOTECHNICAL REPORT: 41. STORMWATER POLLUTION PREVENTION PLAN: 42. Arizona Pollutant Discharge Elimination System (AZPDES) requirements are applicable to this project. Stormwater Pollution Prevention Plans (SWPPP) and text addressing stormwater controls for all areas affected by construction activities related to this development will be required with the re-submittal. For further information, visit www.adeq.state.az.us/environ/water/permits/stormwater.html. A SWPPP submittal will be required along with the grading permit. Every Construction General Permit required a separate SWPPP. 43. Grading plan will require full SWPPP - see ADEQ checklist to ensure that all items have been includedd in report. Provide a revised site plan, drainage report, geotechnical engineering report and SWPPP that address the comments provided above. Include a comprehensive response letter addressing in detail responses to all the above comments. Further comments may be forthcoming upon resubmittal of the site plan, drainage report, geotechnical report, and SWPPP reviews.
