08/21/2007 | JASON GREEN | ENGINEERING | REVIEW | Approved | DATE: August 22, 2007 SUBJECT: 1325 W Silverlake Road Lot 99- Replacement Manufactured Home TO: Silverlake Estates Attn: Pat White LOCATION: T14S R13E Sec26 Ward 1 REVIEWERS: Jason Green, CFM ACTIVITY: T07MH00065 (Site Plan) and T07OT01723 (Floodplain Use Permit) SUMMARY: Engineering Division of Development Services Department has received and reviewed the submitted Site Plan (T07MH00065) and Floodplain Use Permit (T07OT01723) for the above referenced property and recommends approval of the Site Plan and Floodplain Use Permit at this time. The subject property is entirely located within a Special Flood Hazard Area (SFHA), Zone AE as shown on the Flood Insurance Rate Map (FIRM), Community- Panel No. 040073-04019C-2228K, effective date February 8, 1999. Federal law requires that a flood insurance policy be obtained as a condition of a federally backed mortgage or loan that is secured by a building located within a SFHA. The proposed manufactured home replacement is located within an existing manufactured home park, as defined in The Floodplain and Erosion Hazard Management Ordinance, Chapter 26 of the Tucson Code (Ordinance), and is exempt from the requirement of placing the manufactured home replacement on a permanent foundation. However replacement manufactured homes located in the floodplain must be elevated such that the bottom of the structural frame or the lowest point of any attached appliances, whichever is lower, is above the regulatory flood elevation (one foot higher than the calculated water surface elevation of the base flood). The manufactured home must be securely anchored. Certification by a state-registered professional civil engineer that the installation of the manufactured home meets all the requirements of Section 26-9 of the Ordinance is required. Certification of elevation must be prepared by a state registered land surveyor. For purposes of this permit the following flood elevations shall be used: Base Flood Elevation (BFE) = 2378.4 feet NGVD 1929 Regulatory Flood Elevation (RFE) = 2379.4 feet NGVD 1929 Bottom of the structural frame of the manufactured home and lowest point of any attached appliances to be at or above the Regulatory Flood Elevation (RFE). Please be advised that since the subject property is located within the SFHA Zone AE floodplain, it will be required that an elevation certificate for the proposed manufactured home replacement be filled out by an Arizona Registered Land Surveyor showing that the bottom of the structural frame or the lowest point of any attached appliances, whichever is lower, is above the regulatory flood elevation (one foot higher than the calculated water surface elevation of the base flood), and returned to our office.
