Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

STRUCTURAL PLANS:
3. Cross-reference all details to the floor plan and framing plans.
4. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8.
5. Verify roof dead load and specify weight and ICBO# of concrete or clay-type roofing.
6. Specify the size and spacing of rafters at the porch roof, R801.2

SECTIONS - DETAILS:
7. Specify size of soffit venting needed for optional closed soffit detail.
8. Specify size and type of triangular gable vent.
9. Provide specifications and CFM capabilities of attic power vent for consideration in the attic space ventilation calculation, R806.2.
10. Specify thermal barrier protection from rigid foam on gable ends per R314.5.3.
11. Clarify whether CCX plywood or T-111 sheathing will be used on eaves.
12. Provide a detail for the porch ledger connection to the building, R801.2.

PLUMBING PLAN:
13. Complete the plumbing fixture unit schedule for the entire property (including existing) UPC Tables 6-5 and 7-3..
14. Provide the maximum developed length of water line from the meter the furthest appliance served, and the diameter of the water service line, UPC Table 6-6.
15. Provide pressure and temperature relief valve for the water heater terminating to the exterior facing down between 6 and 24 inches above grade, UPC 608.5.
16. Complete the gas line isometric. Include the length of line and BTU demand for each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 Table 12-8.

MECHANICAL PLAN:
17. Provide a mechanical equipment specification list, M1302.1.
18. Show supply and return ducts with minimum R-8 insulation, R1103.2.1.
19. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2006 IRC. Show compliance for all appliances. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2.
20. Specify the size and type of the mechanical exhaust. Flues connected to more than one appliance shall be not less than the area of the largest connector plus 50% of the additional connectors. Water heater typical - 3" flue. Furnace - 4" flue. IRC M1805.3.

ELECTRICAL PLAN:
21. Overhead service for new construction requires an appeal to the Building Official, IBC amendment section 111.1.1. Show an underground service entrance on the Riser Diagram or complete the Underground Electrical Service Wavier form.
22. Provide overcurrent protection for the garage sub-panel consistent with the proposed demand.
23. Provide feeder conductors and conduit sizes (with appropriate correction factors) for sub-panel, E3605.5.
24. Specify the grounding electrode method and the size of the grounding electrode conductor, E3508.1.

OUTDOOR LIGHTING CODE
25. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
