This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. Provide consistent code references throughout the plan or submit an appeal to the Building Official for use of alternate codes. FOUNDATION PLANS: 3. All exterior framed walls require continuous concrete footings min. 12"wide x 12" below grade with treated sill plates and anchor bolts per R319.1 & R403.1.6 (including carport and porch enclosures). STRUCTURAL PLANS: 4. Show wood beams with 1/2" end clearances from masonry on top, end, and sides, R319.1(4). 5. Justify the 4x10 beams at the back porch area. 6. Specify the required reinforcement needed around openings in masonry walls, Figure R606.11(3). SECTIONS - DETAILS: 7. Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. ELECTRICAL PLAN: 8. At least one wall switch controlled light or outlet must be provided at outdoor entrances or exits, E3803.3. INTERNATIONAL ENERGY CONSERVATION CODE: 9. The simplified prescribed energy values for ceilings is R=30. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1.
