This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " All code references to the International Residential Code shall be changed from 2003 to 2006 with appropriate paragraph references. Sheet A-1 " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. " Show existing bathrooms with exhaust fans (minimum 50 CFM) R303.3 & M1507.3. FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade (Detail C/S-2), R319.1.4 exception 1. 2. Note that grade away from foundations shall fall min 6" within the first 10' (Unit #2), R401.3. STRUCTURAL PLANS: 1. Provide detail for bracing trusses at gable ends to prevent rotation and provide lateral stability, R802.10.3. 2. Note that scissor truss installation may require using (TC) slotted ties with appropriate uplift rating at one wall connection per engineered design, R802.10.5. 3. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between existing and new attic areas (>30 S.F.) Unit #1, R807. SECTIONS - DETAILS: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 3. Unvented attic spaces may not be used with Fiber Glass Shingle roof surfaces as shown on Detail 1/S-4 & Note M-9. Show compliance with R806 by providing calculated venting or conditioned attic space (insulation at roof surface) with no vapor retarders at the ceiling. 4. Show fireplace hearth size and materials, R1003 or R1004. Provide fireplace cut sheets, make, model number and the approval number of the UL-127 testing agency (or ICBO #) for factory built (zero clearance) fireplaces, or note the requirement for deferred submittal approval prior to installation. Show if wood burning or gas fired (Unit #1). PLUMBING PLANS: 1. The City of Tucson has adopted the 2006 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, Sheet A-1 and P-1. 2. Provide water supply line sized for the actual pipe run, UPC 610.8, Table 6-6. 24 fixture units requires a 1-1/4" pipe for lengths over 150' (Unit #2). 3. Clarify the pipe size serving the tub/shower, UPC 610. 4. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment. 5. Correct the Gas Demand Schedule to show 1 cu ft / hr = 1,000 BTU / hr. (Southwest Gas). 6. Provide a 3/4" gas pipe for the Gas Log (Max 60 CFH over 60' TDL), Table G2413.4(1). MECHANICAL PLANS: 1. Remove Note M-9 or change roof surface to built-up or tile. 2. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 3. Show a means of make-up air at the laundry closet, M1307. 4. Show dryer vent size and location for venting to exterior (Unit #1), M1501. 5. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). 6. Gas appliances (water heater) shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Show compliance for all appliances. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2. ELECTRICAL PLANS: 1. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 2. Show the location of the panel on the Electrical Plan, E3501.6.2 & E3605.8. 3. Revise the electrical load calculations for 40% of 9,148 watts, E3502.2.
