This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. SITE PLAN: 1. Show the water pipe size from the meter to the building and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches, if exterior. The supply pipe must be sized for the calculated load, 2006 UPC 610.1. STRUCTURAL PLANS: 1. The bedroom roof framing plan is undersized for LL 20 PSF & DL 15 PSF. Provide rafter sizes in compliance with Table R802.5.1. SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Clarify the point of connection of the new hot and cold water lines to existing service pipes. The supply pipes must be evaluated for sufficient size for controlling excessive flow rates. Provide pipe sizes between the meter and new bathroom group. IRC P2903.6. Existing water pipes may require larger sizes. 2. Provide the BTU demand of each appliance, total demand, and total developed length from meter to the most remote appliance on the system, and verify the size of the supply pipe for the connected demand (may require upgrading) IRC G2413.3. MECHANICAL PLANS: 1. Show bathroom exhaust (min 50 CFM rating) terminating out of the dwelling unit for the existing bathroom (label as existing if not newly installed), M1507.2. ELECTRICAL PLANS: 1. Show a symbol for the space heater (hard wired) rather than a receptacle (circuit #14). E3602.10. 2. Show a circuit for an exhaust fan in the existing bathroom if newly installed, E3602. 3. Provide an exterior outlet at the back of the dwelling if not existing, E3801.7. This outlet shall be GFCI protected with weatherproof cover, E3802.3 & E3805.11. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing.
