1. This review is for a single-family residence (SFR) in the R-! zone (LUC Section 2.3.4.2.A.1). The Development Designator is "G" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator is AA (LUC Section 3.2.6.4).

2. This site is within the Hillside Development Zone (HDZ) (LUC Section 2.8.1) and is subject to the Overlay review process (Highland Trails, General Note #21 on the Tentative Plat & #9 on the Final Plat). 3. Provide dimensions from the nearest edge of the structure to each property line. (See plot plan instructions included with the overlay application.)

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.
3. As of 6/12/2007 the City of Tucson has adopted the 2006 UPC. An appeal must be submitted to the Building Official for 2003 UPC-design approval.

FLOOR PLANS:
4. Specify the door from the garage to the house as min. 20-minute fire rated self-closing, self-latching, R309.1 as amended.

FOUNDATION PLANS:
5. Note soil bearing pressure and backfill compaction used in the design of the footings, Table R401.4.1

STRUCTURAL PLANS:
6. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8.
7. Justify I-joist design over kitchen area.

PLUMBING PLAN:
8. Provide the size of the water meter needed to supply the proposed water demand, UPC Table 6-6.
9. Define purpose of auxiliary branch drain at RV garage.
10. Provide vent piping through the roof so that the aggregate cross-sectional area shall not be less than that of the largest required building sewer, UPC 904.1.
11. Provide pressure and temperature relief valve for the water heater terminating to the exterior facing down between 6 and 24 inches above grade, UPC 608.5.
12. Size the gas lines according to the proposed demand, UPC 1217.0 Table 12-8.
13. Specify the grounding electrode method and the size of the grounding electrode conductor, E3508.1.
14. Specify grounding method for subpanel.

MECHANICAL PLAN:
15. Provide a mechanical equipment specification list, M1302.1.
16. Show supply and return ducts with minimum R-8 insulation, R1103.2.1.
17. Specify the size of return air register, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).
18. Specify the size of the fresh air intake duct referred to in note M-9.
19. Show the condensate line and secondary for HVAC unit, M1411.3.
20. Show dryer vent size and location for venting to exterior (max 25' w/bend reductions), M1502.2, M1502.6.
