This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. Engineering has required that a DEVELOPMENT STANDARDS MODIFICATION REQUEST (DSMR) be approved prior to approval of the site plan. Zoning cannot approve the site plan until the DSMR has been approved. Provide the DSMR number, date of approval and any conditions of approval on the site plan. 3. Once the above comments have been approved Zoning is willing to provide an over-the-counter review. Re-locate and add trees as necessary. 2. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4. The screening is requirement is in addition to the landscape coverage requirement; Encelia farinose will cover approximately 3.5 sq. ft. for each individual plant additional vegetative material is necessary to meet coverage. 3. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g. 4. Include with re-submittal DDO approval documentation. Indicate on the lower right hand corner of the site plan, the case number, date of approval, and any conditions imposed. 5. Engineering Division recommends conditional approval of the site plan application at this time. The following items need to be addressed prior to the site plan being stamped approved: SITE PLAN COMMENTS: 1) DS Sec2-02.2.1.A.12: It is acknowledged that a DSMR (DS08-41) has been approved (22AUG08) for this project for modifying the Development Standards Sec.3-01.3.3.4 and Sec.6-01.3.2.A. Provide a General Note to list the DSMR number, the Development Standards being modified along with the date of DSMR approval. 2) Provide the Geotechnical Evaluation (ConformaTECH, 11DEC07) that was submitted on the 1st review, this was not included in the 2nd nor 3rd submittal and is required for record keeping purposes 3) Review and approval from TDOT Permits and Codes for all improvements within the public right-of-way will be required. A right-of-way use permit application will be required prior to construction.
