Spring St. Applicant: Charley Anderson Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. 3. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC/IBC. All plan pages should reference these codes or appeal to the Building Official for use of the 2003 IBC. SITE PLAN: 4. Specify the location of the electrical utility line from property line to building, R106.1.1. FLOOR PLANS: 5. Specify the location of safety glazing adjacent to stairways and landings (36" of a walking surface, less than 60" above), R308.4. 6. Provide accurate references to cross-section views. STRUCTURAL PLANS: 7. Specify design criteria for exterior balconies, Table 301.5. 8. Provide a header schedule consistent with the implied live loads, R601.2. 9. Justify supporting frame design under spiral staircase, R501.2. 10. Provide consistent information regarding engineer calculations (discrepancies regarding I-joist series and 2x8 spacing). 11. Include point-load from interior glulam beam to steel I-beam on engineered calculations. 12. Specify hanger type for glulam to I-beam connection. 13. Complete roof deck framing design around spiral staircase. SECTIONS - DETAILS: 14. Provide detail S4. 15. Provide detail for top of steel column. PLUMBING PLAN: 16. Specify approved water piping materials (polybutylene is not approved) UPC 301.1.1. 17. Provide note requiring that water hammer arrestors be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, UPC 609.10. MECHANICAL PLAN: 18. Provide mechanical fresh-air ventilation per Alternate Materials design. ELECTRICAL PLAN: 19. Bathrooms require a separate 20-amp circuit, E3801.6. 20. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (excluding door openings) is more than 6' from a receptacle outlet, E3801.2.
